Living in London Square

London Square is one of the earliest neighborhoods in Marlton, built mainly between 1961 and 1966 with a few homes going back to the mid-fifties, across Cambridge Avenue, Baker Boulevard, Westminster Avenue, Trinity Avenue and King Avenue. Detached throughout, public sewer throughout. The street names run English, which is where the neighborhood gets its name and which tells you exactly when it was planned.

The housing is the early-sixties catalog — split levels, bi-levels, colonials, contemporaries and traditionals, three to five bedrooms. What stands out for its era is the top end: five-bedroom homes exist here, which is unusual for 1954 through 1966 construction anywhere in the township. Most neighborhoods of this vintage in Marlton top out at four, so a family that needs the fifth bedroom and wants an established street rather than new construction has a very short list, and this is on it.

Bathrooms are the thing to check on every listing here, and the spread is wide. Some of these homes carry a single full bath against three or four bedrooms; others show one and a half, two, or two and a half. On sixties construction that difference is usually the result of what previous owners did rather than what the builder offered, and it is one of the two biggest drivers of what a house here closes for. The other is condition, for the same reason.

The land is consistent and reads in two tiers, same pattern as the township's other neighborhoods of this age: most parcels sit at 10,890 square feet — a quarter acre — with a second tier at 14,375, right around a third. Same house, meaningfully more ground, and worth reading before you compare two listings that look alike on paper.

The closest comparisons in the township are Heritage Village, built a few years earlier and much larger, and Arrowhead Estates from the mid-sixties. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly surprises buyers coming from a town that runs one. The township-wide four-bedroom homes search is the wider net, and the recently sold homes are the clearest read on where this end of the market sits.
