Forest Walk sits along Gravelly Run Road and Ridge Lane in Mays Landing and it is the estate end of this market. Custom homes on parcels running from an acre to five, in a park-like setting where the houses are set back and surrounded by trees rather than lined up along a curb. Nothing here is a production plan. Every house is its own thing, and that is the point.
The homes run three and four bedrooms, two and a half to three baths, generally 3,000 square feet and up, in multi-level and Savannah-style architecture with high ceilings and full-length windows. Kitchens here are the real article — chef-inspired layouts with high-end appliance packages, granite counters, center islands, and enough room that cooking for a crowd is a pleasure rather than a logistics problem. Multiple fireplaces turn up in these houses, some wood-burning, some gas. Dining rooms are sized for gatherings. Primary suites run to spa-style baths with double vanities and soaking tubs. Basements are massive and several are finished into pool tables and recreation space.
The land is what you are actually buying. Fenced yards, in-ground pools with attached spas, patios and porches set up for outdoor dining, sprinkler systems, sheds, and detached garages with electric that work as shops. There is room here for a dog run, a garden, or an outbuilding, and there is nobody standing close enough to have an opinion about it.
Some parcels here reach the water. At least one property carries genuine waterfront with full-length windows framing the view and a dock for launching kayaks or canoes off your own land. That is a rare thing in Hamilton Township outside of the river itself, and it is worth confirming lot by lot — the water is not behind every house here, and the ones it is behind are the ones people wait for.
A few practical realities come with parcels this size, and they are not drawbacks so much as differences. These are well and septic properties rather than public water and sewer, which is standard on acreage and simply means proper inspections and a water test as part of your due diligence. Several homes carry whole-house generators, which tells you something honest about rural service in this part of the township. Association involvement here is minimal — a modest annual fee on some properties, nothing at all on others.
Two things to know before you shop it. Homes here sell both fully updated and strictly as-is, and the spread between them is real, so price the specific house rather than the last comp. And taxes at this end of the township are the highest in Mays Landing, which is the honest counterweight to the size of the houses and the land under them.
If you are shopping acreage and custom construction, the township's acre-plus and pool home searches cover the rest of what trades at this level, and waterfront covers the river and lake properties. For a comparable house on a smaller lot, The Enclave and Chancellor Place are the closest neighborhoods.
