Living in The Enclave

The Enclave is the smallest and most exclusive neighborhood in Mays Landing — fourteen custom-built executive homes on Danielle Court, entered through a landscaped drive with ponds and summertime fountains. Fourteen. That number is the entire story of this community, and it explains everything about how it trades.

Homes here come up rarely. In a township where the condominium communities turn over constantly and the newer developments see steady movement, The Enclave produces a sale every year or two. When one does come to market it is genuinely an event, and buyers who want in generally have to be patient and ready at the same time. If you are watching this neighborhood, the useful thing is to be set up in advance rather than to start looking when something appears.

The houses are four and five bedrooms, two and a half to three baths, running from about 3,000 to nearly 3,500 square feet above grade, built mostly in the mid-2010s. These were custom builds rather than production plans, so no two are identical, but the shared vocabulary is consistent: cathedral ceilings, an office or study off the foyer, a kitchen with quartz counters and modern appliances opening to a great room with a gas fireplace, engineered hardwood, a first-floor laundry, and an oversized primary bedroom with an en suite bath. One home has radiant flooring in the primary bath. Another puts a fourth bedroom and a bonus room across an open-air walkway on the second floor.

Basements are full and finished, and they are substantial — fifth bedrooms with egress windows and en suite baths, living areas, and storage rooms large enough to matter. Garages are two and three cars with driveways that hold three or more vehicles beyond that.

The lots are what separate this from every other neighborhood in the township. These are acre-plus parcels, some running past an acre and a quarter, most on a cul-de-sac, several backing to secluded woods. Fenced yards, raised patios with retractable awnings, large decks, and at least one property with a fully automated heated in-ground pool with a jacuzzi, waterfall, deck jets and lighting. Automated sprinklers throughout. This is the kind of privacy that in most of Atlantic County requires buying raw acreage and building on it.

A few practical notes, because these are country properties as much as they are executive homes. Utilities here run to well water and septic rather than public service — normal for lots this size, and something to have inspected properly rather than assumed. The association fee is modest and covers the common areas, the pond and the fountain. Taxes are the highest in the township by a wide margin, which is the honest counterweight to the size of these houses and their lots.
