Living in Chancellor Place

Chancellor Place holds the largest houses in Mays Landing. Every home that has traded here in recent years has run past 3,000 square feet above grade, and that is before you count the basement. Set along Chancellor Park Drive and Knights Bridge Way, it is a quiet, wooded pocket of the township and one of the few places in Hamilton Township where a household can buy real size without leaving for Egg Harbor or the shore towns.

The homes are colonials and two-story plans with four and five bedrooms, two and a half to three and a half baths, and double garages. The layouts are formal in a way the newer construction in town is not — a cathedral-ceiling foyer opening to a private office or library on one side and a sitting room on the other, the sitting room connecting through to the dining room, and the dining room opening to an eat-in kitchen with a center island and granite counters. From there it flows to a family room with recessed lighting and a gas fireplace. Some homes carry two separate staircases, which is the kind of detail that tells you what these houses were built to be.

Primary suites here are genuinely primary suites: enclosed bath sections with a powder area, walk-in closets, jacuzzi tubs, skylights. Basements are full, and how finished they are varies house to house — some are partially done, some are an expansive blank canvas, and at least one has been finished into a fifth bedroom with an additional sitting room. That basement is a whole extra level of house and it is the single biggest variable between two listings that otherwise look alike on paper.

The setting is the other draw. Lots are under an acre but the neighborhood backs to woods, and the yards read private rather than overlooked — gazebos, patios, mature trees. It is quiet in a way the communities closer to the highways are not, and the trade for that is a couple of extra minutes to the store.

The association fee here is modest and billed quarterly, and the community maintains a real set of bylaws and rules worth reading before you write rather than after. Anyone serious about a home here should pull the association documents and the offer guidelines out of the listing and go through them; the association is accessible directly for questions, which is not true everywhere in this township.

Two practical notes. Homes here sell both fully remodeled and strictly as-is, so the last sale price is not a reliable guide to the next one — walk the specific house and price the specific condition. And solar is present on at least some properties under a financing arrangement rather than owned outright, which is a detail your attorney and lender both need early, because a solar contract that transfers can complicate a closing that would otherwise be simple. Financing here is broad: conventional, FHA, VA and USDA have all closed.

Taxes here run at the top of the township, which is the honest counterweight to the size of the houses. If you are comparing at this level, Cedar Point is the closest peer on size and Artists Walk is the newer, turnkey alternative at a smaller footprint.
