Living in Victoria Pointe
Victoria Pointe is one of the better-rounded neighborhoods in Mays Landing, and the reason is that it gives you two different ways to live in the same community. Along Meadow Circle and Buck Road you will find townhomes and semi-detached homes; along Fox Hollow Drive and Pheasant Run Road, detached colonials and two-story single-family houses. Same association, same amenities, two very different products — and, as it turns out, two different monthly bills.
Start with the amenities, because they are the deepest package in Mays Landing outside the age-restricted communities. The association carries a clubhouse, a swimming pool, tennis courts, a baseball field, playgrounds and walking paths. Most neighborhoods in this township offer nothing shared at all; the few that do offer courts and little else. A ball field and a walking path system put this community in a different category, and there are sidewalks throughout, which matters if you actually want to walk somewhere rather than just look at a nice street.
Now the part that trips up almost every buyer who shops here: the association fee is not one number. The townhome side of the community pays a meaningfully higher monthly fee than the detached side, and that is by design rather than by error — the townhome tier includes front lawn care along with the shared amenities, while detached owners maintain their own yards and pay less for it. Neither one is a better deal in the abstract. It is a straight trade between money and Saturday mornings. But it does mean that when you compare two Victoria Pointe listings, you have to know which side of the community each one sits on before the numbers mean anything.
The townhomes are genuinely good product. Multilevel layouts with an open main floor — living room with a gas fireplace flowing into a dining area and a center-island kitchen — a powder room on that level, and the bedrooms distributed across upper floors so a guest suite and the primary suite are not sharing a landing. Primary suites carry walk-in closets, soaking tubs, separate showers and dual vanities. Lower levels are typically finished and useful, working as a family room, a game room or a fitness space, and the one-car attached garages open directly into the front foyer, which is a small thing until you are carrying groceries in the rain. End and corner units are worth seeking out — no neighbor on one side, and several back to woods or face the community park and gazebo.
On the detached side the homes are larger, running up to roughly three thousand square feet, with open first-floor plans, vaulted ceilings, hardwood, great rooms opening through sliders onto stamped-concrete patios, and full basements that are often already finished into a theater, gym or family room. Owners' suites here carry walk-in closets and jacuzzi tubs with separate showers. Lot positions vary more than on the townhome side — some homes sit next to preserved easements that buy permanent privacy, and at least one property on Pheasant Run carries acreage rather than the sub-acre lots standard elsewhere in the community.
Two things to sort out before you write an offer. First, confirm the fee frequency on any listing, and not just here. Victoria Pointe bills monthly. Several nearby Mays Landing communities bill quarterly on numbers that look similar at a glance, and that difference is the single most common way buyers misjudge carrying cost across this township. Second, know which Victoria you are looking at — more on that in a moment. Financing here is broad: FHA and conventional both close regularly, and sellers have contributed toward buyer costs on a fair share of recent sales.
On the name: Victoria Crossing is a separate neighborhood, not a section of this one, and the two get confused constantly by buyers and agents alike. It is also a mixed community of attached and detached homes, which is exactly why the confusion persists — but it is a different association with different streets and a different billing schedule, so nothing you learn about one transfers to the other. Beyond that, if the attached side is what appeals, condos and townhomes across the township are worth seeing as a group. If you want detached single-family with community amenities, Misty Pines and Hamilton Pointe are the closest comparisons. Location is a real strength here — minutes to the Hamilton Mall, movie theaters, shopping and dining, with quick access to the Atlantic City Expressway and the shore points beyond it.
