Living in Oakcrest Estates
Oakcrest Estates is one of the most accessible ways into Mays Landing, and it moves accordingly — more homes trade here in a year than in most of the township's detached neighborhoods. The streets are courts, nearly all of them: Cardigan, Cardiff, Flintshire, Merion, Radnor, Denbigh, Anglesey, Laydon, Bala. What you will find on them is mostly townhomes, along with a number of two- and three-story homes and the occasional Cape Cod, on lots just under an acre.
That is worth saying plainly, because the search categories do not always describe it well. These are attached and semi-attached homes with their own entrances, their own basements and their own fenced yards — closer in feel to a small single-family house than to a condominium unit in a building. If you have been shopping Hamilton Township for a townhome with real square footage underneath it, this is the community that has them.
Sizes run from roughly fifteen hundred to twenty-one hundred square feet. Three and four bedrooms is the standard, and the bath counts here are unusually generous for the price — three full baths turns up regularly, and three and a half is not rare. That matters more than it sounds: at this end of the market a second full bath is often the ceiling, so a four-bedroom, three-and-a-half-bath home with a finished basement is a genuinely different proposition from what the price suggests.
Basements are standard and many are already finished, typically with a family or recreation room, laundry and storage, and walkout access to the yard. The updated homes carry eat-in kitchens with white or shaker cabinetry, granite or tile counters, stainless appliances, open flow to the dining and family rooms, and updated baths — tile walk-in showers, jacuzzi tubs in some of the primary suites. A few of the three-story plans include a rooftop deck, which is unusual anywhere in the township.
The association carries a real amenity package: an outdoor pool, tennis and basketball courts, a playground and a community clubhouse available for private functions. The fee is billed monthly here. Note that carefully if you are comparing across Mays Landing, because Misty Pines carries a similar-looking number quarterly — the same figure means something very different depending on the frequency, and this is the single most common way buyers misjudge carrying cost in this township.
Two things to ask about before you write an offer, both specific to this community. First, a new owner here typically owes more at settlement than the purchase price and normal closing costs — a one-time capital contribution to the association, a membership fee, and a month of assessment paid in advance. Ask your agent to get that total from the association early, because it is real money and it does not appear anywhere in a listing. Second, bank-owned and foreclosure resales do trade in Oakcrest Estates, and on those the seller makes no representations about condition at all. They are an opportunity and they close, but the entire inspection burden sits with the buyer.
One more per-house item: solar panels turn up on some of these homes, and at least one carries a leased system rather than an owned one. Across Mays Landing solar shows up owned, leased, financed and abandoned depending entirely on the address, so confirm the arrangement on the specific home rather than assuming from the roof. Financing here is broad — FHA and conventional both close regularly, and sellers have contributed toward buyer costs on a good share of recent sales. Location is convenient to major roads, public transportation, shopping and dining. If you want attached housing elsewhere in the township, Harding Run 1 and Timber Glen are the comparisons, and Victoria Crossing is the one neighborhood where you can move between attached and detached without leaving the street.
