Willow Oak Estates is a small enclave of executive homes along Willow Oak Drive in Mays Landing, set on wooded acreage well back from anything busy. Homes here rarely come available, and when one does it tends to go quickly — so if this is the pocket you want, the useful move is to be on the list before a listing appears rather than after.
The feature that separates this community from every other acreage neighborhood in Hamilton Township is easy to miss, because nothing in the name tells you about it: Willow Oak Estates carries deeded access to the Great Egg Harbor River. The river right comes with the property rather than with a waterfront lot, which means a home set back in the woods on an acre still gets you to the water. That is a genuinely rare arrangement — only one other Mays Landing community is structured the same way — and it is worth understanding fully, so ask what the deeded access includes and where it sits when you look at a specific home.
The houses are substantial. Four bedrooms, two and a half baths, and roughly thirty-two hundred square feet on lots running an acre and up. Layouts are formal in the good sense: a two-story vaulted foyer, separate living and dining rooms, an eat-in kitchen with granite counters and a center island, and a family room anchored by a stone fireplace. Nearly every plan includes a dedicated library or study, which works equally well as a home office or a fifth bedroom. Upstairs the primary suite carries a sitting room, two large walk-in closets and a soaking tub, with the remaining bedrooms overlooking the foyer.
Basements are full and generous, some finished and some left open for storage or a future build-out. Exceptional storage is a recurring note in these homes generally — walk-in pantries, closets throughout — which is the kind of thing nobody shops for and everybody misses when it is absent.
Two structural points to understand before you buy out here, and they go together. There is no homeowners association, so no dues, no architectural review and no restrictions on what you park, plant or build. And these homes run on well water and septic rather than public utilities — no water or sewer bill, but the systems belong to you. Ask for the well certificate and the septic certification on any home you are seriously considering, and find out when the septic was last serviced or replaced. It is a routine part of buying acreage in this township and an expensive thing to leave until late.
Following from the utilities, the homes here are well equipped for independence: whole-house automatic generators and whole-house ultraviolet purification and filtration systems appear on these properties, which makes sense when your water comes from your own well and your power comes down a wooded road. Yards are fenced on some lots, and the setting throughout is private and quiet in a way that lot lines on paper do not convey.
Location is better than the seclusion suggests. From here you are roughly fifteen minutes to Ocean City's beaches and boardwalk, about twenty-five to Atlantic City, and around forty-five to Philadelphia, with shopping, dining and the Expressway close at hand. If you are weighing the township's other acreage options, Whispering Woods is the closest match on size, privacy and the no-association structure, and Hamilton Walk offers acre-plus lots with several homes backing the protected Pomona Nature Preserve. If the river is the draw, Riverview Estates is the other community with deeded water rights, and the township's waterfront homes are worth seeing as a group. For size and finish without the acreage, look at Glen Eyre at Mays Landing.
