Living in Glen Eyre at Mays Landing

Glen Eyre at Mays Landing is essentially one street — Monet Drive — and it is the top of the single-family market in Mays Landing. A short run of custom and semi-custom two-story homes, plus a contemporary or two, sited along the edge of the Mays Landing Country Club golf course. If you have been looking at Hamilton Township and quietly wondering where the township's larger, higher-finish houses actually are, they are mostly here.

Scale is the first thing that separates Glen Eyre from everything else in town. Houses here run from roughly twenty-two hundred square feet to well past thirty-five hundred, on lots just under an acre. Four bedrooms is the floor and four full baths is not unusual, which is a different specification than the four-bed, two-and-a-half-bath standard that governs the rest of the township's newer construction. Floor plans are formal rather than open — separate dining and living rooms, a first-floor office, a two-story foyer, and in several homes a secondary staircase off the great room.

The finish level is genuinely custom rather than builder-upgraded. Nine-foot ceilings, hardwood through most of the main level, quartz or granite counters, oversized center islands, forty-two-inch cabinetry, butler's pantries, tray ceilings in the primary suites, and walk-in glass showers. Practical systems show up too, the kind that never make a listing photo but matter on a house this size — water softeners, dual furnaces, Andersen windows and doors, custom millwork. A handful of the homes are farmhouse-style; the rest read traditional colonial.

Basements are worth their own line here. These are full, high-ceiling basements, generally unfinished and framed to stay that way until an owner decides otherwise. On a street where the houses are already large, that is another entire level of usable square footage sitting in reserve, and it is the single biggest lever on value that most buyers walk past.

Outside, southern exposure on the golf-course side is the thing to look for. The better lots have been built out accordingly — Trex decking, pools, patios, awnings, mature landscaping — and the view off the back is turf rather than a neighbor's siding. As with any street where the rear lot lines differ this much house to house, compare what is behind two listings before you compare anything else about them.

Two things to read carefully on any specific listing. First, the association fee is modest and covers very little — you own the house and the ground, and nobody is maintaining your roof for you — but it is billed monthly on some homes and quarterly on others, so the number on the sheet is not comparable across listings until you check the frequency. Second, solar. At least one home on the street carries a leased system that a buyer assumes at settlement rather than owning outright. Solar in Mays Landing is owned, leased, financed or abandoned depending entirely on the house, so it is a question to ask about that specific address and never an assumption about the community.

Location puts you minutes from the Hamilton Mall, groceries and the medical campus, with the Expressway making Philadelphia and the shore points an easy run. If you are shopping the top of the township, Eaglesmere is the closest comparison on size and finish, while Artists Walk and Hamilton Pointe offer newer construction at a smaller footprint. Victoria Crossing is worth a look if you want the option to move between product types without leaving the neighborhood.
