Riverview Estates sits at the top of the Mays Landing market, and it earns the position on something no other neighborhood in Hamilton Township can offer: the Great Egg Harbor River. You reach it off Route 559, the Mays Landing–Somers Point Road, turning onto Clarkstown Road, and from there the community runs along Highland Drive, Highland Court and Ridge Lane. Custom homes, wooded lots of roughly half an acre to well over an acre, cul-de-sac positions, and a stretch of river that agents around here have taken to calling the Gold Coast of Mays Landing.

Here is the thing most buyers do not realize until someone tells them, and it changes how you shop this neighborhood entirely. You do not have to buy a riverfront lot to get the river. Riverview Estates carries a deeded private community beach on the Great Egg Harbor with a boat dock and picnic area, and residents have around-the-clock access to it. That means a home set back in the woods on an interior lot still comes with river rights — swimming, picnicking, launching a kayak or a canoe — at a fraction of what the water's edge costs. Very few communities anywhere in South Jersey are structured that way, and it is the single most valuable feature this neighborhood has.

The water itself is the real article, not a creek with a nice name. This is a navigable stretch with deep water at any tide, capable of handling a serious boat, and it runs down to Great Egg Harbor Bay and out to the ocean from there. Dock permits and private docks turn up on the riverfront properties. If you have been shopping the shore towns for boat access and finding the prices impossible, this is the inland answer — the same water, reached from a wooded lot twenty minutes from the beaches and boardwalks rather than from a barrier island.

The houses match the setting. Most are custom or semi-custom builds rather than a builder's product line, which means no two are quite alike: contemporaries with beamed cathedral great rooms and stone fireplaces, sprawling ranchers with finished lower levels, Savannah-influenced designs with wrap-around porches, and full riverfront estates running well past five thousand square feet. Three to six bedrooms, generous bath counts, and the finish level is genuinely high — gourmet kitchens with granite or quartz, pot fillers, oversized islands, sunrooms and all-season rooms, in-law and guest suites with separate entrances. Inground pools, multi-level decking, outdoor bars and grill areas are common rather than exceptional, and a number of homes have a full basement finished out as a theater, gym or game room.

Lot position is everything here, more than in any other Mays Landing neighborhood. Southwest exposure gets you sun through the day and the sunsets over the water that people buy this community for. Elevation varies meaningfully street to street — some homes sit noticeably high above the river, and at least one owner has pointed to that elevation as the reason his house came through Hurricane Sandy untouched. That is a property-specific fact rather than a community one, so ask about the elevation, the survey and the insurance picture on the particular address you are considering. It is the right question to ask early on any river property, and the answers here differ.

Because these are large custom homes on wooded ground near water, the systems deserve a closer look than they would in a subdivision of identical houses. Septic is the norm out here rather than public sewer, and several recent sales involved new tanks or a letter of satisfaction in hand at closing — worth asking about, because it is expensive to discover late. Whole-house generators appear on a number of properties, which tells you something about how residents think about storms and power out this way. Several homes also carry deeded adjacent lots or separately taxed parcels as part of the sale, so read the lot description carefully; what looks like one property is sometimes several.

One point of geography worth clearing up before you go looking. Forest Walk, along Gravelly Run Road, is a separate community nearby with its own custom homes and its own character — the two get conflated constantly because they share the same corner of the township and the same river. If the river is what brings you, the waterfront homes across Mays Landing are worth seeing as a group. If it is the size and the acreage rather than the water, Glen Eyre at Mays Landing and Eaglesmere are the township's other high-end neighborhoods, and Hamilton Walk offers acre-plus lots against the protected Pomona Nature Preserve. Location here is quietly excellent regardless of which you choose — minutes to shopping, restaurants and the Expressway, roughly twenty minutes to Ocean City, and a short run into downtown Mays Landing, Lake Lenape and the county park.
