An age-restricted 55+ community in Mays Landing with first-floor primary suites and a full clubhouse, live from the MLS.
Horizons at Woods Landing is the largest and most amenity-rich 55+ community in Mays Landing. You will see it listed both ways — the MLS files it as Woods Landing, everyone inside it says Horizons — and it occupies its own pocket of Hamilton Township along Keller Way, Lewis Drive, Vender Lane, Ernst Court and Merlino Lane. It is age-restricted, so buyers must meet the community's age requirement, and that is the first thing to confirm if you are shopping here.
These are not small houses. The homes run from roughly twenty-two hundred to twenty-eight hundred square feet in two-story, ranch and contemporary elevations, with two and three bedrooms and two to three full baths. What makes them work for this buyer is the layout rather than the size: the primary suite is on the first floor, with an ensuite bath, walk-in closets and the laundry room on the main level. Everything you need day to day sits on one floor, and the upstairs is there when you want it.
The second level is usually a loft that overlooks the main living area, plus an additional bedroom and full bath. That is the guest wing, and it is genuinely useful — visiting family gets their own floor and their own bathroom, and the rest of the year it is a media room, an office or a craft space. Several homes have finished storage over the garage as well, which is rarer than it should be in this kind of community.
Main levels are open and built for entertaining: soaring ceilings in the family room, gas fireplaces, forty-two-inch cabinetry, granite counters, oversized center islands, walk-in pantries, breakfast nooks and sunrooms. Two-car attached garages are standard, driveways are long, and the finish level is consistently high across the community. Sliding doors to paver patios turn up on most of the homes, several of them walled or hardscaped across the full back of the house.
The amenity package is the real argument for this community and it is deeper than most. The clubhouse carries a full gym, sauna, steam room, billiards, card room and library, with an outdoor saltwater pool. Outside there are lighted tennis and pickleball courts and bocce courts. Very little else in Hamilton Township offers anything shared at all, and nothing else in the township offers this — it is the difference between a neighborhood with a pool and a community with a calendar.
Lot position deserves attention here, because there is water inside the community. Homes along the back edge look out over Lake Keller, some with a fountain view, and the cul-de-sac positions at the end of Keller Way pick up secluded views of the woods and the lake rather than a neighbor's elevation. Those lots carry a premium and they earn it. When you compare two Horizons listings at similar square footage, look at what the back of the house faces before anything else.
Two practical notes. The association fee here is billed monthly and it is consistent across the community — unlike several Mays Landing communities where the same fee is entered monthly on one listing and quarterly on the next, what you see here is what it is. And the financing picture skews conventional and cash rather than FHA, which is typical for age-restricted communities at this price point and worth knowing before you write. If you are comparing the township's other age-restricted options, Fairways and Tavistock are the two to look at, and they are very different products from this one. If you want single-family without the age restriction, Hamilton Pointe and Artists Walk are the neighborhoods to see.
