Mays Landing has three true age-restricted communities, and that is the whole list. Knowing it up front matters, because search portals will hand you forty results for "55+ Mays Landing" by pulling in anything with a first-floor bedroom or an over-55 owner. Fairways, Tavistock and Woods Landing are the actual ones. What makes this a genuinely good market for age-restricted buyers is that the three are not variations on the same house — they sit at different price points and different construction types, so the right question is which one fits, not whether anything is available.
Fairways is the largest of the three and the one that draws the most search traffic in the entire township outside the condo market. It is a manufactured-home community, and that is the reason it is also the most affordable entry into 55+ living here by a wide margin. Manufactured does not mean temporary — these are permanent homes on permanent sites, and for a buyer whose priority is getting into an age-restricted community without carrying a large mortgage into retirement, Fairways is usually where the math works. It is worth understanding how the site and the home are owned before you commit, and that is a conversation worth having early rather than at the contract stage.
Woods Landing is the step up into site-built housing, and it carries enough inventory that there is usually something to look at — which is unusual for an age-restricted community this size and a genuine advantage if you are working on a timeline rather than waiting indefinitely for the right unit. Buyers who want conventional single-family construction, conventional financing and a conventional resale pool tend to land here.
Tavistock moves the most units of the three relative to its size, which tells you turnover is healthy and that homes here get bought and sold rather than sat on for years. That liquidity is worth something specific in an age-restricted purchase: because an age-restricted home can only ever be sold to another age-qualified buyer, your resale pool is permanently smaller than the open market. A community that demonstrably trades is a safer place to put money than one where nothing has moved in eighteen months.
If none of the three is quite right, the honest alternative most Mays Landing buyers land on is not age-restricted at all. The township's condo and townhome communities deliver the same practical result — no lawn, no roof, no snow, a monthly fee that handles the exterior — without narrowing your resale pool later, and several of them skew heavily toward buyers at exactly this stage. Single-story ranch homes across the township are the other route to one-level living without the restriction. Underneath all of it, Mays Landing is Hamilton Township — the Atlantic County seat, with Lake Lenape and its park system, the Atlantic Cape campus, and Expressway access that puts the shore and the mainland job centers both inside a reasonable drive, at inland taxes rather than shore ones.
