BUILDING OPPORTUNITY | 2-FAMILY HOME CONCEPT | APPROX. 0.25 ACRES Looking for your next new-construction project or investment opportunity? This approximately 0.25-acre property may be worth a closer look for a pre-approved buyer, builder, or investor looking to develop their next property. The seller has already completed a significant amount of preliminary work. According to the seller, plans and documentation include two-family home approval, site plans, engineering plans, and architectural drawings. This may provide a valuable starting point for a buyer looking to move forward with a new-construction project. Whether you're an investor looking to add another property to your portfolio or a buyer interested in building a two-family home, the groundwork completed by the seller could potentially help streamline the early stages of the process. Plans and approvals are available for buyer review. Buyer is responsible for independently verifying all approvals, plans, permits, zoning, building requirements, utility availability, dimensions, uses, and development potential with the appropriate municipal authorities and qualified professionals. Buyer should conduct their own due diligence to determine whether the existing plans and approvals remain valid and whether they meet the buyer's intended use. If you're pre-approved and ready to build, or an investor searching for your next project, don't overlook this opportunity to start with some of the preliminary work already in place.

Four Seasons, Liberty Village and Village Estates — age-restricted living in Millville, live from the MLS.

55+ Communities in Millville

Most towns this size have one age-restricted community, if they have any at all. Millville has three, and what makes them genuinely useful to shop is that they are not variations on the same thing. One is a purpose-built neighborhood of detached houses with garages. One is a manufactured-home community at a fraction of the cost. One is attached, low-maintenance living in a single building complex. Three different products, three different price levels, three different kinds of buyer — and all of them in a city where the cost of living is well under what the same lifestyle runs in Gloucester or Camden County.

Four Seasons is the top of this market and the one most people picture when they think active adult. These are detached single-family homes with attached garages, some with full basements, laid out on their own streets — Torresdale, Wharton, Cottage, Ditman and Bustleton. Two and three bedrooms, two to two and a half baths, everything you need on the main floor. This is the community for a buyer who wants a real house and a real driveway without the yard work or the stairs, and it carries the highest values of anything age-restricted in the city. It also does not come up constantly, so if this is the one you want, being on a list beats refreshing a search.

Liberty Village is the middle of the market and, to our mind, the most underrated of the three. It is an age-restricted manufactured-home community on Paul Revere Court, Reagan Court, Betsy Ross Court and Liberty Drive — two-bedroom homes, single floor, well kept, on quiet streets. Because it is manufactured rather than stick-built, the entry point is dramatically lower than Four Seasons, which is exactly why it works for buyers on a fixed income who want to own rather than rent. Ask early whether the land conveys with the home or is leased, since that single question drives your monthly cost more than anything else about the purchase.

Village Estates is the third option and the one for a buyer who wants nothing to do with an exterior. It is an attached community — two-bedroom units in interior-row, end-of-row and twin configurations under a single address on Miller Avenue. There is no lawn, no roof of your own to think about, and no driveway to shovel. For somebody coming out of a full house who is finished with maintenance entirely, this is the cleanest break of the three, and it tends to trade in the same range as the manufactured product while offering a different kind of living.

One thing worth knowing about all three: age restrictions, exact thresholds, and the rules around a younger spouse or an adult child living with you are set by each community's own governing documents, not by anything you will find on a listing sheet. They differ from one community to the next. We track these community by community and will tell you exactly where a particular one stands before you get attached to a home — it takes one phone call and it is a very expensive thing to get wrong late.

The other questions worth asking early are the ones that decide your monthly number rather than your purchase price. What does the fee cover — lawn, snow, roof, exterior, or very little? How are the association's reserves funded, and is anything on the horizon? Are rentals capped? At Liberty Village specifically, is the ground owned or leased, and what does the lot rent include? None of these are red flags. They are simply what separates a community that works for twenty years from one that surprises you in year eight.

What draws people to age-restricted living here is not complicated. Cumberland County costs are well below what the same retiree faces up the county line or at the shore, and Millville has the practical things that matter when you stop commuting — a downtown you can park in, the High Street galleries and Wheaton Arts, Union Lake and the Maurice River for anyone who fishes or paddles, and Route 55 to get to family in a hurry. The shore points are an easy drive when you want them and not a daily expense when you do not.

If none of the three fit, the neighboring searches worth running are the city's single-story ranch homes, which is where one-floor living lives without the age restriction, the manufactured homes page, which covers Holly Village and Fairview Manor alongside Liberty Village, and condos and townhomes for low-maintenance options open to any age. The recent Millville closings and the city market report will show you what has actually been trading.

And if you want to know how each of these three is actually run — which is the quieter street, which association is well managed, what the real monthly number works out to — that is the part worth a conversation. The listings you can find on your own.
