18th to 34th Streets
Sixteen blocks, ocean to bay, and the widest range of housing anywhere in Ocean City. The 18th-to-34th section is the island's broadest stretch of land, and it holds essentially everything the town has to offer: oceanfront homes on the dune line, beach-block duplexes, mid-island new construction, older condo communities, harbor houses with boats behind them, and a working municipal airport in the middle of it. There is no single character here. That is the character.
Start at the water and work west. The ocean side carries its own oceanfront zoning districts and runs to the highest values in the section — and it overlaps entirely with what the Board of REALTORS calls the Gold Coast, which covers 18th to 29th from Wesley Avenue to the beach. Same ground, two labels, and listing agents pick between them. If you are hunting the beach blocks specifically, search both.
The middle of the section is the island's duplex belt, and it is where most of the volume trades. These are two-unit buildings, one home up and one down, garage underneath, deeded as condos but living like houses — three, four and five bedrooms, two to three baths, and the great majority carrying no monthly association fee. Central, West, Simpson, Haven, Asbury and Wesley all run through here, and the build years tell the story: a steady stream of tear-down-and-rebuild going back forty years and still running. If you want a modern shore home with current systems and a garage, more of it is here than anywhere else on the island.
Now the part most buyers never find. The bay side of this section is built around a set of man-made harbors — Salvador, Midway, Tonga and Marcus — with lanes named Grenada, Barbados, Kingston, Tobago, Caroline and Gilbert running off them. Caribbean names on Jersey lagoons, and the reason is boats: these are protected harbor communities where the water comes to the back of the house. They carry their own bayfront-waterway zoning districts, distinct from anything else in town, and they are the quiet alternative to the Riviera for anyone who wants a dock without the Riviera's price of entry.
The named condo communities in this section serve the other end of the market. The Crossings on Haven Avenue is the island's entry point, with efficiencies and one-bedrooms. Nantucket sits off Bay Avenue on Folger and Sconset Courts — the street names borrowed from the island it is named for. Four Seasons and Bluewater anchor the south end of the stretch. Between them they cover a range of the market that the duplexes do not touch.
Two practical notes. The Ocean City Municipal Airport occupies a substantial piece of the bay side here, with runway-end subzones that restrict what can be built beneath the approach — worth knowing before you fall for a lot, and worth a conversation about aircraft noise depending on how close you are. And the 34th Street bridge sits at the southern edge of the section, which makes this the easiest part of the island to get on and off, and puts the 34th Street shopping strip within a walk of a good deal of it.
If you are shopping the section rather than a specific street, the neighboring stretches read differently: Central to the north is the downtown and boardwalk hub, the Gold Coast is the ocean half of these blocks under another name, and the Riviera is the lagoon neighborhood just north on the bay. For water on either side, start at beachfront or bayfront. Everything newly built is on new construction.
