Living in Biscayne Suites
Biscayne Suites occupies 812 to 820 Ocean Avenue in the center of Ocean City, a short walk from the beach, the boardwalk and the downtown shops and restaurants. It is a condo-hotel, and that word carries real weight here: every owner participates in the on-site rental program, outside rentals are not permitted, and when you buy a unit you inherit the reservations already on its calendar. That language goes into the contract as an addendum, so none of it is a handshake. Understand it going in and this is one of the most genuinely hands-off ways to own at the shore.
The ownership terms follow from that. Owner use is limited to 30 nights per seasonal quarter under city ordinance, and the quarters are defined on the solstice and equinox — summer runs June 21 to September 20, with fall, winter and spring following the same pattern. There is a one-time working capital buy-in due from the buyer at closing, and the rental program takes a commission on bookings plus a per-occupied-day housekeeping charge and an annual fee for replenishing room standards. It is a business with a beach attached, and the buyers who do well here treat it that way.
The suites themselves are consistent one-bedroom layouts sold fully furnished and equipped: a king in the separate bedroom, a queen sofa bed in the living area, a kitchenette with a full-size refrigerator and extended counter, and a private balcony. Corner and end units run larger than interior ones and pick up extra windows, which makes a real difference in light and in what guests are willing to pay. Front-facing units look down Moorlyn Terrace toward the boards. Ask which position you are buying, because in a building of near-identical floor plans that is most of the variation there is.
Shared amenities run to the largest heated rooftop pool on the island, with ocean and bay views from the deck, plus a third-floor garden deck, a staffed front desk, an elevator, covered off-street parking, on-site laundry, vending and ice. The condo fee covers essentially everything except your own electric — internet, expanded cable, phone, water, sewer, flood and fire insurance, and common area maintenance. If you are shopping the condo-hotel category rather than ordinary condos, the other three in town are Watson's Regency, The Flanders and Beach Club Suites. Those four should be compared against each other, not against the rest of the Ocean City condo market.
