Living in The Flanders
The Flanders occupies 719 East 11th Street directly on the boardwalk in Ocean City, and it has been part of the skyline since the 1920s. It is on the National Register, it is the best known condo-hotel on the island, and it is the rare building where the address itself is the asset. A century of history, a full-service hotel operation underneath you, and the ocean out the window — buyers do not come here for square footage.
Ownership works differently than a normal condo, and the terms are specific enough to matter. City ordinance caps owner usage at 200 nights a year, no more than 120 consecutive. If you participate in the rental program, mid-June through Labor Day is limited to 14 nights, with the remaining 186 available across the rest of the year. If you do not participate, you may use any 200 nights you choose. All rentals run through the Flanders program — outside rentals are not permitted — and a buyer honors any reservations already on the calendar. There is a working capital buy-in due at closing. Year-round residency is not permitted.
The homes are one-bedroom, one-bath suites in the high-500-square-foot range, with two-bedroom layouts nearer 700 and larger penthouse configurations above. But the number that moves value here is not square footage — it is where the unit sits. Southern exposure fills a suite with light all day and reads completely differently in the offseason. Direct ocean views trade at a premium over island and bay views. And a suite away from the amusement pier is a materially quieter proposition than one beside it, which is the sort of thing you learn from an owner rather than a floor plan. Ask about exposure, view and position before you ask about the kitchen.
What the building carries is unusual for a residential address of any kind: a heated outdoor pool, a fitness center, an on-site restaurant, a coffee shop, a gift shop, banquet facilities, and a full-service salon and spa. Front desk check-in, daily housekeeping, fresh linen service and concierge come with the operation. The condo fee covers essentially everything but your own electric and interior contents. It is hotel living that you happen to own a piece of, and for the right buyer that is exactly the point.
One practical note for anyone financing: condo-hotels are their own lending category, and the sales record here runs heavily to cash. Have that conversation with a lender early rather than late. If you are comparing the condo-hotel category properly, the other three on the island are Watson's Regency, Biscayne Suites and Beach Club Suites — each with different usage caps and different fee structures, so they are worth reading side by side.
