Living at Watsons Regency
Watsons Regency stands at 901 Ocean Avenue in Ocean City, built in 1989, a block off the boardwalk and the beach. It is one of the most misunderstood buildings on the island, and the confusion is worth clearing up before anyone writes an offer, because what you are buying here is not quite the same thing you buy anywhere else in town.
The homes are one-bedroom, one-bath suites, most of them right around 715 square feet with a smaller floor plan in the 630s. They are laid out for how they actually get used: a separate bedroom with a queen, a living room with a queen sleeper sofa, a full kitchen, and dining seating for six, which is more table than most one-bedroom condos on this island offer. A large bath. Some units carry a private balcony. Nearly all of them trade fully furnished and professionally decorated, so they are working the week you close rather than after a season of shopping.
Now the part that defines the building. Every owner at Watsons Regency participates in the on-site rental program. There are no outside rentals — not a different management company, not a listing you run yourself. The front desk rents the suites nightly, handles the reservations, and provides daily housekeeping for guests, which is why this building keeps one of the strongest rental addresses on the island. Owner usage is capped at 30 nights per seasonal quarter under city ordinance, with the quarters running summer from June 21st, fall from September 21st, winter from December 21st, and spring from March 21st. There is also a one-time, non-refundable working capital buy-in due to the association at closing, and the rental program takes a percentage of gross rental income plus a per-occupied-day housekeeping charge.
Read plainly, that is a rulebook, and for a certain buyer it is exactly the wrong building — you cannot camp here all summer, and you inherit whatever reservations are already on the books when you take title. For the buyer who wants an Ocean City address that produces income without being handed a second job, it is close to the only turnkey answer in town. That is a real fork in the road, and it is worth naming out loud: Ocean 7 and Sifting Sands run their own versions of a required program, while Oceanaire and Sun Beach put no restrictions on an owner at all. Same island, same walk to the sand, completely different ownership. None of it shows up in a listing price.
The amenity that gets talked about most is the indoor pool — as far as we know the only one in Ocean City, which turns this into a building that works in February as well as July. Private covered parking is the other one, and on a block this close to the boards it is worth more than it sounds. The condo fee is unusually inclusive, folding in cable, Wi-Fi, basic phone, water, sewer, flood and hazard insurance, and common area maintenance, which makes the monthly carrying cost easier to model than in most buildings here.
Anyone shopping this building should read the association's addendum language and the income statements in the associated documents before making a decision, not after. For the whole island, the full Ocean City condo market runs from the boardwalk to the bay.
