Living in The Legacy
The Legacy sits at 715 Plymouth Place in downtown Ocean City, built in 1989, and the first thing an agent who knows the building will tell you is that units here do not come up often. The owners are a tight-knit group who take genuine pride in the property, and they tend to hold. The sales record backs that up — a handful of closings over several years, and what does list tends to go quickly. If you have been watching for something here, that is why.
The location is downtown at its most usable. Park the car in your assigned covered space and walk to everything — the beach, the boardwalk, the ice cream shops, the candy stores, the pizza, the restaurants and the Asbury Avenue shopping are all within a block or two. Not near the action, in it, and without moving the car again all weekend. On this island in July, a deeded covered space two blocks from the boards is worth more than most amenities anyone can list.
Homes run one and two bedrooms in the high-600-square-foot range. The two-bedroom layout is smarter than the size suggests: a main bedroom with a Jack-and-Jill bath, a second bedroom off the living room with a bunk bed, closets opening off the hall, and direct access to a private outside deck. Kitchens carry counter seating, a cooktop, a dishwasher and a microwave. Position within the building is what varies — end units pick up a side window and extra privacy, upper floors catch ocean and skyline views including the Ferris wheel, and units facing 7th Street sit away from the common walkway. Ask which one you are looking at.
The building has been putting money back into itself rather than deferring: a new elevator, new stairwells, new railings and a new roof, alongside a large pool with a patio, common tables, umbrellas and lounge chairs. The pool sits on the first floor, which owners like — you can watch the family from your deck without being six stories removed from them. There is also assigned storage, a laundry room on the same floor as the units, a club room, bike racks and outside showers.
Two rules to understand before you write an offer. Owners may rent on their own, and the building stays open year round, so this works as a rental, a seasonal place or a full-time residence — your choice. Summer leases typically begin in late June, and a buyer honors any already on the books, which is worth checking on a spring purchase. And pets are permitted for owners with some restrictions, but tenants may not bring them. If your dog is coming, that is fine. If your renters' dogs are coming, it is not.
