Living in Ocean 7
Ocean 7 stands at 870 East Seventh Street in Ocean City, right at the foot of the boardwalk where Seventh Street meets the beach. It was built in 1972 as a hotel and ran as one for decades before being converted into separately owned condominiums, and that history is not a footnote — it is the entire character of the place. Ocean 7 still operates like a hotel. There is a front desk, on-site management, daily housekeeping and linen service. What changed is that the rooms have deeds.
The units are small by design and they are hotel-scaled: king studios with a kitchenette, and double-queen one-bedrooms with a separate full bathroom that sleep up to six. Most trade fully furnished — furniture, appliances, linens, artwork and beach decor included — so a buyer is generally purchasing something turnkey rather than something to renovate. Individual owners have upgraded interiors over the years, and a handful of units have layout features the rest of the building does not, so the differences between two similar-sounding listings here are worth asking about specifically.
The rental program is the defining rule. Ocean 7 runs a mandatory on-site program: every rental goes through the front desk, and owners are no longer permitted to rent privately on the side. The building markets the units, handles the bookings, and manages the turnover. That is a genuine trade — you give up control of your own calendar and pricing, and in exchange you get a professionally run operation that produces a documented rental history a buyer can actually review before purchasing. Very few buildings in Ocean City work this way. Most of the island is either unrestricted or minimum-stay restricted, and the handful of true condo-hotels — The Flanders, Biscayne Suites, Beach Club Suites and this one — sit in a category of their own.
The second rule matters just as much and it surprises people. Ocean 7 is a seasonal building. It opens in early April and closes in late October. This is not a year-round residence and it is not a winter getaway — the building shuts. If you want a place you can walk into in January, this is the wrong address, and there are plenty of right ones a few blocks away in the North End. If you want a warm-weather property that earns while you are not in it, that seasonal calendar is not a drawback at all.
The association fee here is unusually inclusive, which is worth understanding when you compare Ocean 7 to anything else on the island. It covers water, sewer, hot water, electric, flood and hazard insurance, common area maintenance, cable and Wi-Fi — utilities included, which almost no Ocean City condo does. Owners generally carry only personal contents insurance and taxes on top. There is also a one-time buy-in paid at settlement when you purchase. Amenities are hotel amenities: a heated pool with a sundeck, elevator, off-street parking for one vehicle, and a personal storage locker for each unit. The building is non-smoking and does not permit pets.
What you are really buying at Ocean 7 is location and simplicity — a deeded piece of the block where the boardwalk begins, with somebody else answering the phone.
