Living in The Oceanic

The Oceanic sits at 1110 Wesley Avenue, dead centre of Ocean City — two short blocks from the beach and the boardwalk, and a few steps from the Asbury Avenue shops and restaurants. Built in 1988, it is the smallest-unit building on the island, and that is the point rather than a limitation. This is where people get into Ocean City ownership without getting into an Ocean City mortgage.

The homes are studios and one-bedrooms, some as compact as a few hundred square feet, and they are designed rather than merely small. The typical unit sleeps four using a murphy bed and a sofa bed, with a full kitchenette — cooktop, microwave, refrigerator — and a proper full bath. Corner units on the upper floors are the ones to watch: they run oversized compared with the rest of the building, take light from two sides, and come up rarely. Several have been renovated to a standard well above what the square footage suggests.

The association fee is the reason this building works, and it is genuinely unusual. It covers all utilities — electric, heat, air conditioning and cable — along with water, sewer, trash, insurance, maintenance, management, the pool, parking and the on-site laundry. An owner here pays the monthly fee and the property taxes and that is very close to the whole picture. There is no separate electric bill in August. On a small unit that predictability is what makes the numbers work, whether you are using it yourself or renting it, and almost nothing else in Ocean City is structured this way.

Parking deserves its own mention. Units come with a deeded, reserved off-street space, and there is secure locked storage for beach gear. In the middle of town in July that space is worth more than any amenity in the building — it is the difference between using the place on a whim and circling Wesley Avenue for twenty minutes first. Add the pool, sundeck, outdoor grilling area and outdoor shower, and the building covers the practical side of a beach summer comfortably.

Ownership here runs the full range. The Oceanic works as a summer getaway, a rental, or a year-round residence, and plenty of units do double duty — owner-occupied part of the season and rented the rest. The central location is what drives the rental side: guests can park once and walk to the beach, the boards, the shops and dinner without moving the car again.

If you are shopping small and central, Ocean 7 is the condo-hotel option at the foot of the boardwalk with a mandatory rental program, and Ocean Colony is the large beachfront community a few blocks north. For everything else, the full Ocean City condo market runs boardwalk to bay.
