Living in Rose Court

Rose Court sits on the corner of 6th Street and Simpson Avenue in Ocean City, built in 1985, and it is something this island has almost none of: an age-restricted community. Rose Court is 55 and over, and it is a non-smoking building. That single fact shapes everything else about it, and it is the reason people who want this specifically have such a hard time finding it — there is very little else like it in town.

What age restriction buys you here is a quiet building. Ocean City is a resort, and most of its condo stock turns over weekly all summer, with new faces in the hallway every Saturday. Rose Court does not work that way. The neighbours are neighbours, the building settles down in the evening, and the rhythm of the place stays consistent from June through February. For a buyer looking for a shore home rather than a shore rental, that is the whole proposition.

The homes are one-bedroom, one-bath units of about 606 square feet, laid out with a spacious great room, a dining area and a full kitchen — a real apartment rather than a studio with ambitions. Owners have updated them well: recent sales show quartz counters, stainless appliances, wide-plank flooring, updated baths with elevated vanities, tankless gas hot water and washer and dryer in the unit. Bedrooms have walk-in closets. Front decks are the good kind, the sort where people actually sit. Several units have sold furnished and move-in ready.

Two practical things come with each home and both matter more than their size suggests: one off-street parking space, and a private rear storage shed. Parking in the middle of Ocean City in July is the difference between using a place easily and dreading it, and a shed means bikes, chairs and beach gear live somewhere other than the living room.

The association is self-managed and financially stable, which is worth understanding rather than skipping past. No outside management company means no management fee, and the monthly obligation here stays low as a result — the fee covers water, sewer and insurances. Self-management works when the owners are engaged and the building is small, and by every indication this one is both.

The location is central in the most useful sense. Sixth and Simpson puts you a walk from the downtown Asbury Avenue shops and restaurants, a walk from the beach and boardwalk, and right at the southern edge of the North End and the island's historic blocks. You can leave the car parked and do a whole weekend on foot. For other small central buildings, The Oceanic and Plaza 22 are the comparables without the age restriction, and the full Ocean City condo market covers the rest of the island.
