Tabernacle is where the Pine Barrens stop being scenery and start being the address. It is a big, wooded township on the eastern edge of Burlington County's suburban belt, and the single most consistent thing about it is lot size: nearly every home that trades here sits on an acre or more. Not as a premium feature on a handful of listings — as the ordinary condition of the township. Buyers come to Tabernacle when they have decided that space and trees matter more than sidewalks, and they generally do not go back.

What makes it unusual among rural townships is that the space comes packaged in real neighborhoods rather than scattered houses on county roads. Seneca Reserve, Michaelsons Woods and Hampton Gate hold the top of the market with large custom homes on multiple acres. Harrowgate, Fox Chase, Mallard Woods, Hidden Acres, Waltham Woods, Forest Oaks, Winchester Glen and Deer Trail Estates make up a deep middle of four and five bedroom houses on wooded lots. Medford Farms, Autumn Park, Pine Acres and Forest Glen Lakes fill in from there, and there is still inventory under $500,000 in a township where the ceiling runs past a million.

Two naming quirks are worth knowing before you search, because both send people to the wrong town. Medford Farms is in Tabernacle, not in Medford — the streets are Summit, Woodside, Richter and Lakeview, and the taxes and schools are Tabernacle's. And Eagles Mere exists here and also in Southampton Township, as two entirely separate neighborhoods that happen to share a name. If you are working from a portal that matches on community name, you will end up looking at the wrong municipality in both cases.

The affordable end of Tabernacle is a genuine outlier and deserves its own mention. Allenwood Estates is an age-restricted community of manufactured homes on Dogwood, Holly and Magnolia, and it is the only 55+ option in the township as well as its most attainable housing by a wide margin. For a downsizing buyer who wants to stay in this part of the Pinelands without carrying an acre of ground and a large house, it is effectively the only answer here — which is why it is worth watching rather than checking once.

Schools give Tabernacle something the neighboring townships do not have. Tabernacle runs its own district through eighth grade, and for ninth through twelfth students attend Seneca High School on Carranza Road — the Golden Eagles — which sits inside Tabernacle Township itself. Seneca is part of the Lenape Regional High School District and draws from four Pinelands townships: Tabernacle, Shamong, Southampton and Woodland. Of those four, only Tabernacle's students stay in their own municipality for high school. Lenape Regional operates four high schools across eight towns, so the district name alone tells a buyer nothing — from Tabernacle, and from the three townships around it, the answer is Seneca.

One more thing about the mail: 08088 covers Tabernacle, Southampton and Shamong, three separate townships with three separate tax rates and three separate K-8 districts, and a few Tabernacle properties carry a Medford address instead. The ZIP code will not tell you which town you are buying in.
