Living in Bromley Estates
Bromley Estates is the largest attached-home community in Pine Hill and the most affordable way to own anything in the borough. It sits off Hickstown Road on Bromley Estates Drive, Millstream Road, Forrester Avenue and Ski Mountain Drive, built in phases from the mid-1960s through about 1980. The setting is the first thing you notice: the community is wrapped directly against the golf course, and a number of units back onto it with nothing between them and open fairway.
That combination — golf-course frontage at these prices — is the reason this community has held its position for sixty years. Very little else in Camden County offers it, and nothing offers it at this end of the market.
The floor plans are more varied than a community this age usually is. Units run from roughly 1,130 square feet at two bedrooms with two baths up through 1,646 and 1,852 square feet at three and four bedrooms with two and a half. Two stories is standard. Interior-row, end-of-row and flat configurations all trade here, and several of the plans include a loft reached by a spiral staircase — used as an office, a guest space or a third bedroom. Brick fireplaces show up in the main-level living rooms, along with private decks and sliding glass doors off the kitchen. Styles are listed as Colonial, Traditional, Contemporary and Ranch/Rambler depending on which phase a unit sits in.
Construction is frame on slab — no basements, no garages, parking in the lots. Public water and public sewer throughout. Heating varies by unit between electric baseboard and forced air, and that difference is not cosmetic: it shows up every month on the bill, so check that line specifically on anything you are serious about. Central air is present in some units and absent in others for the same reason.
Read the association documents carefully on any unit here. The community is organized into more than one association, and what the monthly fee covers is not identical across all of them — some sections include tennis courts among the amenities while others list none, and management differs as well. All of them cover the grounds, exterior building maintenance, lawn care and snow removal. There is also a capital contribution collected from the buyer at settlement in at least part of the community, separate from the monthly fee and worth knowing about before closing rather than at it. Two units listed at the same price can carry meaningfully different monthly costs.
Condition varies as widely as the fees do. Units here have been renovated one at a time across six decades, so some come with updated kitchens, new flooring and refreshed baths while others are close to original. That spread is most of the price range in this community, and it is where the value is for a buyer willing to do some work.
Homes in Bromley Estates are served by Pine Hill Borough Board of Education. The high school assignment reads inconsistently across listings in this community, so confirm it on the specific unit rather than trusting the listing sheet. The Atlantic City Expressway and Route 42 are both minutes away, putting Philadelphia and the shore within a straightforward drive.
