Living in Mason Run
Mason Run is a condominium community in Pine Hill Borough, built in 1970 on a loop of streets off Blackwood-Clementon Road — Mason Run itself, Community Circle West, Montgomery Avenue, Meadow Road and Kenwood Drive. The layout curves in on itself around interior parking and green space, with woods along the western edge, so almost nothing here fronts a road that carries traffic anywhere else.
The thing that surprises people is the size. These are called condominiums and they are structured as condominiums, but the units are townhome-style and run about 1,536 square feet across two stories — three bedrooms upstairs, a full bath up and a powder room down, an eat-in kitchen, a separate dining room and a living room on the main floor, with laundry on the bedroom level. Nine rooms total in the larger plans. Smaller two-bedroom and ranch-style plans trade here as well. For anyone comparing this against a garden apartment, it is a different category of space entirely.
Construction is slab — no basements, no garages. Parking is a mix of assigned spaces and lots, with some units carrying a private asphalt driveway. Central air, 90% forced air heat, natural gas, public water and public sewer. Rear yards are fenced and private, several with patios and storage sheds, which is unusual in a condominium and is the feature listings here lead with most often.
The association carries real amenities for the price point — an in-ground community pool, tennis courts and a clubhouse — along with the grounds, lawn care, exterior building maintenance, snow removal and trash.
Read the association documents carefully before you write an offer here, because this community has more moving parts than most. The monthly fee is not uniform across all units — there appear to be two tiers, and which one a unit falls under is not something you can tell by looking at it. Beyond the monthly charge there is a capital contribution collected at settlement, and at least part of the community is currently carrying a special assessment on top of regular dues. There is also an owner-occupancy requirement: buyers are expected to live in the unit for a year before leasing it, which matters if you are buying as an investment. And the association has not been FHA approved, which rules out that financing route. None of this makes Mason Run a bad buy — the space and the amenities are genuinely good value — but all of it should be understood before you are under contract rather than during attorney review.
Condition varies unit to unit as you would expect after fifty-odd years. Several have had newer roofs, electrical panels, water heaters and updated kitchens within the last few years; others come to market as-is and are priced for the work.
Mason Run is served by Pine Hill Borough Board of Education, with Overbrook High School for the upper grades. Blackwood-Clementon Road and Chews Landing Road put shopping and Route 42 minutes away, and listings here note a commuter rail station within a few miles along with bus service close by.
Buyers looking at this level should also see Bromley Estates on the golf course, Tall Pines, and Village of Little Mill at the top of the borough's attached market. If a monthly fee is the thing you are trying to avoid entirely, Madison Village is fee simple with no association at all.
