Living in Tall Pines

Tall Pines is a condominium community in Pine Hill Borough, built in 1993 and 1994 on Tall Pines Drive and Kenwood Drive off the Blackwood-Clementon Road corridor. It is roughly twenty years newer than most of the borough's attached housing, and that gap does real work — the layouts are more open, the mechanicals are a generation ahead, and the buildings have not needed the kind of catch-up spending the older communities have been through.

The units are two-story townhome-style, about 1,200 square feet, with three bedrooms and a bath and a half — a full bath upstairs and a powder room on the main floor. Nine rooms total. The main level runs a tiled foyer into a combined living and dining area with large windows, and an eat-in kitchen behind it. Upstairs the bedrooms include a primary with a private bath in some plans, and laundry is on the bedroom level rather than downstairs. Two-bedroom plans with two and a half baths trade here as well. Interior-row and end-of-row both exist; the end units carry windows on three sides.

What sets these apart from the older communities nearby is what is behind them. Many units open onto a deck overlooking green space rather than onto another building or a parking lot — a real amenity in attached housing, and the feature these listings lead with most consistently. Construction is slab with no basement and no garage; parking is in the lots. Central air, natural gas heat and hot water, public water and public sewer.

The association fee here is the lowest of any attached community in Pine Hill, and it is worth understanding what that does and does not buy. It covers the common areas, lawn care and the community pool, with play courts on site. It does not cover as much as the fee at the older communities across the way, where exterior building maintenance, trash and snow removal are included. Lower monthly cost, narrower coverage. There is also a capital contribution collected from the buyer at settlement, separate from the monthly fee.

Two practical notes before you write an offer. This association is not FHA approved, so that financing route is out — conventional or cash. And the MLS is inconsistent about where Tall Pines ends and the neighboring community begins: some Kenwood Drive addresses are entered under Tall Pines and others under Mason Run, and at least one Mason Run address lists as Tall Pines carrying the higher fee. If a listing's fee does not match what you expect for this community, that is likely why, and it is worth confirming which association a specific unit actually belongs to rather than assuming from the subdivision field.

Condition here is generally better than in the older stock, and several units have been fully renovated in the last few years — luxury vinyl flooring, granite counters, islands, updated baths. Prices reflect that, sitting above the borough's older condominium communities and below its townhome market.

Tall Pines is served by Pine Hill Borough Board of Education, with Overbrook High School for the upper grades. Blackwood-Clementon Road and Chews Landing Road put shopping and Route 42 minutes out, with the Atlantic City Expressway close behind.

Buyers at this level should also see Mason Run next door, which trades more square footage and more amenities against a higher fee and more association complexity, and Bromley Estates on the golf course. Village of Little Mill sits at the top of the borough's attached market, and Madison Village is fee simple with no association at all.
