Condos and Townhomes in Riverside

Here is the thing to know about attached housing in Riverside before you look at a single listing: there is no homeowners association anywhere in it. Not a low fee — none. Across the attached homes trading in this township, the fee column is empty on every row. No board, no monthly, no approval process, no rules about the porch. That is unusual enough in this county to be the whole story, and it changes what you are actually shopping for.

The reason is what Riverside is. This is a mill town that kept its shape — a square mile and a half of street grid wedged between Delran and Delanco, built out with twins between roughly 1890 and 1936. A twin is two houses sharing one wall, each with its own lot and its own deed. It is not a condo and it is not a townhome in the modern sense, and buyers coming from Mount Laurel or Cinnaminson get this wrong constantly. You own the land. You own the roof over your half. Nobody is coming to fix it, and nobody is charging you for the privilege of them not coming.

Roughly five out of every six attached sales here are twins. The rest are a small number of interior and end rows, which trade the same way — no association, no fee. Almost every one of them has a full basement, which is worth weighing against the newer low-maintenance communities one township over where basements largely do not exist. Almost none have garages. Styles run Colonial, Traditional, Side-by-Side, Straight Thru and the occasional A-Frame, and sizes run from two bedrooms up to six on the wider lots.

The Avenues is the largest of the named neighborhoods, running along Lippincott, Heulings, New Jersey and Cleveland. Riverside Park sits across toward Bridgeboro, Filmore, Kossuth and Grant. River Side covers East Washington and Filmore, and Marissa Estates is on South Fairview. And Swamp Poodle is exactly as local as it sounds — it has been called that far longer than anyone currently living there has been alive, and you will not find it on a portal's neighborhood dropdown.

Which points at the real problem with searching this township from the outside: a large share of these homes carry no subdivision label at all. They sit on Arndt, Taylor, Paine, Delaware, Cleveland, Whittaker, Bridgeboro, Madison and Spring Garden — the same streets as the named ones, the same houses, the same prices, and the MLS neighborhood field is simply blank. A buyer working from a community list sees a fraction of the market. We read the street addresses, which is the only way these surface.

What you get for the price is a genuinely walkable town, and that is not marketing. Sidewalks, corner stores, a real central business district, and the RiverLine station — light rail straight up the river to Trenton or down toward Camden and the PATCO connection, with no car in the equation. Riverside is a designated redevelopment area and the walk-to-the-train part of it is not theoretical. The landmark is the Philadelphia Watch Case Company Building at Pavilion and Lafayette: 1852, on the National Register, and its tower is what everyone in this area pictures when they picture Riverside.

On schools, Riverside runs its own district preschool through twelfth, which is unusual for a township this small. Riverside Elementary covers preschool through fifth, Riverside Middle takes sixth through eighth, and Riverside High on East Washington Street covers ninth through twelfth — the Rams, with a long rivalry against Palmyra. Worth knowing if you are shopping the area broadly: Riverside is a receiving district, and Delanco sends its high schoolers here. And 08075 covers Delanco, Delran and Riverside — three separate townships with three different school situations. The mailing address will not tell you which one a house is in, or which high school comes with it.

One honest note on the trade. A house built in 1910 with no association means every roof, every porch and every foot of siding is your call and your bill. For a buyer who wants that control and the lowest realistic entry price on this stretch of the river, it is the right deal. For a buyer who wants maintenance handled and a clubhouse, the communities in Delran and Cinnaminson are the better fit — and it is worth knowing that going in rather than three months after closing.

If attached is not quite it, Riverside's ranch homes give you single-level living detached and on your own lot, and four-plus bedroom homes covers the larger houses on the wider lots — and in a town of houses this old, those run to five and six bedrooms more often than you would expect. Homes under $300K takes in a substantial share of the township, and just listed matters in a market this small.
