Shires at Somerdale is the newest construction in Somerdale — a compact enclave off Cornell Avenue, tucked behind the established streets on the borough's eastern side, with Shire Court looping through it. The whole community backs directly onto the protected woods along the Cooper River. Nothing is built behind these buildings and nothing will be.

It went up in 2017, which makes it five years newer than Coopertowne Village and roughly sixty years newer than most of the borough. In a town of a square and a half where the housing stock is largely mid-century, two attached communities carry all of the modern inventory, and this is the later of the two.

The product is three levels, which is the thing to understand about this community. Interior-row townhomes at three bedrooms, two and a half baths, around 1,561 square feet above grade — and then a full, fully finished walkout basement underneath that, at the building's complete footprint. The lots slope, so the lower level opens out at grade into the rear yard rather than sitting buried. That basement runs as a family room, a home gym or a media room depending on the owner, with separate unfinished storage alongside it.

Above grade the plans are open with nine-foot ceilings on the main level. Eat-in kitchens with islands, butler's pantries, sliding doors onto private decks that look into the treeline. Turned staircases up to primary suites with tray ceilings and walk-in closets. Attached one-car garages with private driveways. The association keeps a short list: common area maintenance, lawn maintenance and trash. No amenities — no pool, no clubhouse, nothing requiring funding. That is a structural difference worth understanding when you compare monthly figures across communities, and it is the same shape as Coopertowne. What you are paying for is the grounds and the trash, not facilities.

Somerdale's schools sit inside the borough rather than a drive away. Sterling High School is the regional high school for five surrounding towns and it is here; younger students attend Somerdale Park School through eighth grade. That combination is unusual for a borough this small and it holds demand steady.

The White Horse Pike, Route 30 and Route 42 are all minutes out, with the PATCO Speedline at Lindenwold putting Center City Philadelphia inside a straightforward ride.
