Nowhere else on the Atlantic County mainland has this many of them.

Harbour View is the most-searched address in the city by a wide margin — note the British spelling, it matters when you go looking. Harbor Cove is the largest of them and generates more search traffic than anything else in town, big enough that its listings run several pages deep when the market is moving. Harbor Point is the smaller, easily confused neighbor — a different community from Harbor Cove despite the near-identical name.

The rest each pull their own following. Bay Meadows converts better than almost any page in the city, which usually means the people who find it already know what they want. Sunset Marina and Bayside sit in the marina end of town. Greate Bay — again, the archaic spelling is correct — is the golf-adjacent option, and South Pointe rounds out the list.

The value argument is the reason any of this exists. Across the bridge in Ocean City you are paying an island price and carrying island taxes and insurance for the same view back at the mainland. Here you get the water, the marinas, the Bay Avenue restaurants and music that have drawn people for generations, and Shore Medical Center and Parkway Exit 30 minutes away — at a number that is not in the same conversation. That is the trade, and it is why this town has held a year-round population instead of emptying out in September.

Two things to check before you fall for a unit. Association fees and what they actually cover vary a lot between these communities, and on anything with water frontage the flood zone, the elevation certificate and a real insurance quote at that specific address will move the math more than anything cosmetic. Ask early rather than at the inspection. If a unit directly on the water is the goal, the waterfront search is the better starting point, and The Fairways is the option if you decide you want a house after all.

The honest part: the impressions on this page are enormous and the active list often is not.
