Get an actual quote at the specific address rather than assuming, but it is a genuine part of the math on a new build in a bayfront town.

The reason to want one here is the same reason the town exists. You are at the foot of the Route 52 bridge, the last stop on the mainland before Ocean City, with the marinas and the Bay Avenue restaurants and music that have drawn people for generations, Shore Medical Center and Parkway Exit 30 minutes away, and the beaches a bridge. A brand-new house in that spot costs a fraction of what the equivalent would run on the island side, and you are not paying island taxes to look back at the mainland.

If the water is the point, run this alongside the waterfront search — much of the newer building in town has gone up on or near frontage. If a lower-maintenance arrangement matters more than a yard, the condo market is the other route to a newer home, and The Fairways is worth a look if you want a house in a named community.
