Bayfront Homes in Stone Harbor
The bay side of Stone Harbor is not the lesser half of this town. It is arguably the half that defines it. This is a place shaped as much by its marshland and its birds as by its beaches, and a bayfront property here backs onto that directly — the sounds, the channels, the tidal grass, and the light coming off it at the end of the day. Add a private dock and back-bay access and you have a very different proposition from an oceanfront house, at a very different number.
What makes the back bay here worth more than the view is what surrounds it. The Stone Harbor Bird Sanctuary sits inside the town. The Wetlands Institute is up the road. The protected preserve at Stone Harbor Point keeps the southern tip of the island wild rather than built. For a bayfront owner that is structural rather than scenic: a meaningful share of the water and marsh you are looking at is protected, which means the outlook is not something a future project can take away from you.
The question that decides one of these purchases is the dock and the water in front of it, and it varies property to property rather than street to street. Depth at low tide matters enormously depending on what you plan to keep there — a slip that handles a center console will not necessarily handle something with real draft. How far you sit from open water affects your run time on every trip out. And bulkhead condition, plus whether it is yours or an association's to maintain, is a serious expense whenever it comes due. Ask about draft, tide, dock condition and bulkhead responsibility before you ask about the kitchen. Back here that is the order that protects you.
Elevation and flood insurance drive the real carrying cost more than the purchase price does, and they vary house to house rather than block to block. Two properties on the same stretch of water can carry very different premiums depending on the elevation certificate, the foundation type and whether the structure has been raised. Ask for that certificate early on anything you are serious about — on a barrier island it is the most consequential piece of paper in the file, and the one buyers most often forget to request. On a teardown lot it also tells you what you will be required to build to.
Something to have straight before you compare listings. Several communities carry the Stone Harbor name and are not on this island. Stone Harbor Lakes and Stone Harbor Manor are both in Middle Township, on the mainland side of the bay. The overlap has a real cause: Stone Harbor was incorporated as a borough in 1914 out of what had been part of Middle Township, so the name ended up on both sides of the water. The tax rate, the school district and the walk to the beach did not make the trip. Good communities; just not a dock on this island's back bay.
If you would rather have the water without maintaining a bulkhead yourself, the town's condo buildings do bayfront unusually well. Hall Harbor on 96th Street sits at the highest point on the island with views running bay to ocean, a heated pool, an over-water sun deck and private docks for bay access — and the whole 96th Street district out the front door. Harbor Towers on Sunset Drive is the quieter answer, with private balconies facing the water, two common decks including one directly on the bay at ground level, kayak storage, a paddleboard launch and owners getting first choice on a boat slip.
The rest of the island is worth knowing as you shop. Golden Shores sits at the quiet north end about a block and a half from the bay and one block from the beach, and Stone Harbor Crossing rounds out the named communities. The full Stone Harbor condo list is small enough to learn properly, which is not true of most towns on this coast.
Much of this market moves on teardowns and rebuilds, so new construction is worth running alongside — a newly built bayfront house has already settled the elevation question and usually the bulkhead one too. For the ocean instead, the beachfront is the thinner and pricier half of the town's waterfront. Because bayfront pricing turns on things that photograph badly — slip depth, bulkhead condition, elevation, distance to open water — the recent Stone Harbor closings are the honest record of what these are actually worth, and the market report shows which way things are moving. Come with a question about a specific dock or a specific bulkhead. That is the conversation that matters back here.
