About Woodland Township
Woodland Township is one of the largest townships in New Jersey by area and one of the smallest by population, and once you understand that sentence you understand the market. Ninety-odd square miles of Pine Barrens, cranberry bogs and cedar swamp, with a village at the center and houses scattered along a handful of roads through the rest of it. A couple of dozen homes change hands here in a year. This is not a market you browse; it is one you watch, and it rewards people who know what they are waiting for.
Chatsworth is the village, and it is the reason most people have heard of the township at all — the unofficial capital of the Pine Barrens, a crossroads of a few hundred people surrounded by working cranberry and blueberry ground. Chatsworth is a section of Woodland Township, not a municipality of its own. The mail complicates that further: parts of the township carry Chatsworth 08019, but others carry Browns Mills 08015 or Vincentown 08088, which are the post offices of neighboring municipalities reaching across the line. A Vincentown address here is not a Southampton house, and a Browns Mills address is not a Pemberton one.
What you buy here is land. Nearly every property in this township sits on more than an acre, and a great many sit on three, five or nine — frontage on Route 563 and Route 532, or tucked back on Sooy Place Road, Panama Road and the sand roads off them. Lebanon Lakes, over toward the Browns Mills side, is essentially the only named community in the township; everything else is simply an address. Houses range from modest older places to substantial four and five bedroom homes with real square footage, and there is inventory under $500,000 along with a handful of single-story houses.
One thing worth going in knowing: this is Pinelands country, and development in the Pinelands Area is regulated well beyond ordinary municipal zoning. That is precisely why the township still looks the way it does, and it is also why buying vacant ground here with plans to build is a different exercise than it would be an hour west. If that is your intention, ask the questions before you write the offer, not after.
Schools are as small as the township. Chatsworth Elementary School on John Bowker Jr. Boulevard — the Chatsworth Bucks — is a single preschool-through-eighth-grade building serving the entire township, with class sizes most districts could not imagine. For ninth through twelfth, students attend Seneca High School on Carranza Road in Tabernacle Township, the Golden Eagles, part of the Lenape Regional High School District. Seneca draws from four Pinelands townships: Woodland, Shamong, Southampton and Tabernacle. Lenape Regional runs four high schools across eight municipalities, so the district name alone will not tell a buyer which building their child attends. From Woodland, it is Seneca.
