Living in Victoriana
Victoriana is one of the largest condominium communities in Voorhees Township, built mainly between 1983 and 1989 off Kirkbride Road, on Gregorys Way, Roberts Way and Sandra Road. It is a substantial, established community with steady activity — there is usually something available here, which is not true of most addresses in this township.
The community has an unusually clear structure, and knowing it saves a buyer a great deal of time. Victoriana is built on three repeating floor plans: roughly 775, 1,006 and 1,087 square feet. The 775 is the one-bedroom, one-bath plan; the two larger sizes are two-bedroom layouts, with bath counts running from one to two full. A handful of units reach 1,200 and above. Once you understand those three numbers you understand nearly the entire community, and comparing two listings becomes a question of floor, condition and updates rather than guesswork about layout.
Within that framework there is more variety than you would expect. Alongside the conventional flats, the community carries bi-levels, split levels, loft plans with bedrooms above, and even an A-frame. The loft-style units are the ones to know about: a primary bedroom up a traditional staircase — a feature only some units have — with vaulted ceilings, a skylight, a full bath and a walk-in closet. Two homes listed at the same square footage can live very differently depending on whether they have it, so it is the first thing to establish on any Victoriana listing.
Updated units here show open-concept living flowing into the dining area, granite counters, stainless appliances, tile backsplashes and breakfast bars, refreshed baths with modern vanities, fireplaces, ceiling fans, and sliding doors out to a private patio or balcony. In-unit washer and dryer is common, as is a storage closet off the patio and assigned parking. Because the buildings share a build era, condition and plan — not vintage — drive the difference between listings.
This is one of the more realistic entry points into the township, which makes it a natural fit for a first-time buyer, a professional wanting a short commute, or an owner downsizing out of a house nearby. The PATCO Speedline is close, putting Philadelphia within a straightforward ride, with shopping, dining and the major roads all minutes away. Schools are Voorhees Township for elementary and middle, then Eastern Regional High School through the Eastern Camden County Regional district. Buyers at this level should also see La Bonnie Vie, Three Pond and Heritage Grove, plus everything in Voorhees under $400K. The recently sold homes are the clearest read on what each of the three plans actually brings.
