Fox Wood is a small community on Richmond Drive in Washington Township, Gloucester County, built through the 1980s. Three to five bedrooms, one to three and a half baths, ranchers and colonials, with garages and basements on most homes. Public water and public sewer.

The most important fact about this address has nothing to do with the houses. Fox Wood carries a Sicklerville 08081 mailing address, but it is in Washington Township. Sicklerville is a postal name that spills across municipal lines — most of what carries it is Winslow Township in Camden County, a different town in a different county with a different school district and a different tax rate. Fox Wood is not that. The mail says Sicklerville; the municipality is Washington Township, Gloucester County.

That distinction is worth real money and most buyers never see it. These homes are in the Washington Township school district — the same Washington Township High School that serves the half-acre colonials over in Sewell — and they pay Washington Township taxes to Gloucester County. A buyer who filters a search by "Sicklerville" is shopping a Camden County market and does not realize these houses are a different proposition. A buyer who filters by "Washington Township" or by Gloucester County will not see the Sicklerville address at all unless they know to look.

The practical version: if you want this school district and this tax structure, Fox Wood is one of the few places where the mailing address is actively working against the listing. That tends to mean less competition than the same house would draw with a Sewell or Turnersville address on it — the buyers who understand the boundary are a smaller pool than the ones who do not.

This is a small community and very little comes up. The lots run around a third of an acre, which is solid ground for this township.
