Living in Crossroads

Crossroads was built from the late 1970s into the mid-1980s in Washington Township, on the Sewell side. The streets are Hartford Road, Mansfield Drive, Deerfield Lane, Westwood Drive, Manchester Road, Brookside Drive, Chesterfield Road and Arlington. Colonials almost throughout, with a couple of transitionals. Public water and public sewer.

The headline here is size. Five bedrooms is a common configuration in Crossroads, not an outlier — roughly half the recent sales carry five, with the rest at three and four. For houses built in this era that is genuinely unusual in Washington Township; most of the township's late-1970s stock tops out at four and a lot of it sits at three. If you need the extra room and you do not want to pay for new construction to get it, this is one of the few addresses here that has it.

The build standard backs it up. Garages and full basements are on nearly every home — a couple of exceptions, but close to universal — and the lots run from about a quarter acre to nearly half. That combination of a big house, a garage, a basement and real ground is what separates Crossroads from the neighborhoods around it. Colts Neck, built just after it, is mostly four bedrooms with no basement on smaller parcels.

This is not a large community and it does not flood the market, but it turns over steadily — there is usually something moving here. That matters at this end of the market, where the alternative is waiting years for the right house to appear. Where Crossroads sits is essentially the tier just under Bon-Aire, the township's estate-lot community, and alongside Bateman Farms, which is newer and on similar ground.

Schools are Washington Township for the entire township, which means Washington Township High School — one district throughout, so there is no sending-district question here. The township's recently sold homes are the best read on where the larger houses have been landing.
