Living in Salina Hills
Salina Hills is a small community in Washington Township on the Sewell side, centered on Champion Way with frontage along Salina Road. Four bedrooms throughout, one to three and a half baths, colonials from the early 1980s, with garages and basements on most homes.
Know before you shop here that the Salina Road addresses are a different proposition from the Champion Way ones. The Champion Way homes are early-1980s colonials on subdivision lots — around a quarter acre, public water, public sewer. Salina Road includes older housing on substantially more land, on well water and an on-site septic system. One recent sale there sat on nearly nine tenths of an acre. Same subdivision name in the MLS, two entirely different kinds of property, and the utilities alone change what due diligence looks like.
If you are looking at a Salina Road property, a septic inspection and a water test belong in the contract, and both systems become your responsibility rather than the township's. That is normal for older homes on acreage around here — Lansbrook is well and septic throughout, and the Orchards is mixed street by street — but it catches buyers coming from the public-utility side of the township off guard.
What stands out at the moment is how much of this small community is available. Most of the recent activity here is homes currently on the market rather than closed sales, which in a neighborhood this size means real choice for a buyer and real competition for a seller. It also means the comparable sales are thin — pricing here leans on what is listed as much as on what has closed.
Schools are Washington Township for the entire township, which means Washington Township High School — one district throughout, so there is no sending-district question here. Colts Neck and Peppertree are the established 1980s communities nearby. The recently sold homes across the township are the best read on where this market sits.
