Living in Holly Grove
Holly Grove is a small community in Washington Township on the Sewell side, built mainly in 1993. The streets are Downing Lane, Olmsted Drive and East Holly Avenue. Three and four bedrooms, two to two and a half baths, colonials and contemporaries, with garages and full basements throughout. Public water and public sewer.
The land here is the largest in the township. Lots at Holly Grove run from about half an acre to a full acre, with most sitting at seven tenths or better — and that is not a single outlier pulling an average, it is the standard here. Bon-Aire, Henley and Hill Crest are the other estate-lot addresses in Washington Township, and Holly Grove sits at the top of that short list on ground alone.
There is also new construction here, which is rare in this township outside of age-restricted product. A Craftsman was built on East Holly Avenue in 2024, three decades after the rest of the community went up. That tells you there are still buildable lots in Holly Grove, and it is worth knowing if you are looking for land in an established neighborhood rather than a finished house in a new one.
One search note: East Holly Avenue is shared with Heritage Valley, the large community next door. Addresses on that road are keyed to both neighborhoods depending on which side of the line they sit, and they are very different propositions — Heritage Valley is quarter-acre lots with no basements, Holly Grove is three-quarter-acre lots with them. Check the community on the specific listing rather than the street.
This is a small neighborhood, and at any given moment a meaningful share of it can be on the market — which for a community this size means one or two houses, not a wave. Schools are Washington Township for the whole township, which means Washington Township High School; one district throughout, so there is no sending-district question at any price point. The recently sold homes are the best read on how the upper end has been moving.
