Living in Peppertree
Peppertree was built through the early and mid 1980s in Washington Township, on the Sewell side. The streets are pure space program: Jupiter Drive, Uranus Road, North and South Mars Drive, Pegasus Way, Comet Way, Halley Lane, Crater Court, Menkar Avenue, Intrepid Drive, Tiros Avenue, Mariner Drive and Borrelly Boulevard. Three and four bedrooms, one to three baths, colonials with bi-levels and traditionals mixed in.
That naming is not an accident of one developer having a hobby. Three separate Washington Township communities use it — Peppertree, Hidden Lakes and Birches West — and Tiros and Mariner appear in both Peppertree and Hidden Lakes. If you are searching by street name rather than by neighborhood, you can easily land in the wrong community, and they are very different housing at very different prices.
The feature to check here is the basement, because Peppertree essentially does not have them. Garages are on nearly every home; basements are on almost none. That is the same pattern as Heritage Valley from the same era — and it is worth flagging plainly here, because this is a solid mid-to-upper community where a buyer might reasonably expect one. It is a build-era decision, not a price-point decision.
The lots run from about a fifth of an acre to four tenths, with no reliable pattern by street. In a community where the houses are fairly consistent in size and vintage, the parcel is what separates two otherwise similar listings.
One thing worth verifying by address: a handful of homes here are on septic rather than public sewer, and they cluster on Intrepid Drive. Most of Peppertree is on the public system, so this is easy to assume away. Ask on the specific property rather than the community.
Schools are Washington Township for the entire township, which means Washington Township High School — one district throughout, so there is no sending-district question here. Crossroads is the nearest comparable that does have basements, and Colts Neck is the other 1980s community on this side of town. The recently sold homes show where the market sits.
