Living in Centurian Woods

Centurian Woods sits between East Taunton Avenue and Cooper Road in West Berlin, Berlin Township, on Centurian Drive, Peppermill Road, Briarwood Road and the streets running off them. The eastern edge of the neighborhood backs directly onto standing woods rather than another development, which is where the name comes from and which is the first thing you notice driving in. It went up in the late 1970s, a decade or more after most of what surrounds it.

Here is the thing to check before you do anything else, and almost nobody thinks to ask it. Utilities are not uniform across this neighborhood. Some homes here run on public water and public sewer. Others are on a private well and a private septic system. Both exist inside Centurian Woods, on lots not far apart, because this neighborhood was built right at the edge of where the township's lines reached at the time. That difference is not cosmetic — it changes your monthly bills, it changes your inspection list, it changes what you are responsible for maintaining and replacing, and it changes what a lender and an appraiser will want to see. Ask which one a specific house has. Ask it early, on every home you look at here.

The homes themselves are substantial for their era. Colonials and split levels running from roughly sixteen hundred square feet up past twenty-three hundred, four and five bedrooms, on lots around three tenths of an acre. The splits are the interesting ones — the lower level typically carries a family room, a fourth bedroom, a full bath and the laundry, which makes for genuinely flexible space for a parent moving in, adult kids, or a home office that is not a converted corner of a bedroom. The colonials put the bedrooms upstairs with a half bath on the main level and a partially finished full basement below.

Brick and wood-burning fireplaces are common and are usually the anchor of the family room. Attached garages run one and two cars with concrete driveways and inside access. Fenced yards, decks, mudrooms off the kitchen, walk-in closets, eat-in kitchens with islands and pantries — the floor plans here have more going on than a 1970s build usually does. Foundations are concrete perimeter or brick and mortar, with full basements on much of the stock.

At close to fifty years old, these houses are in the window where the second round of major systems matters more than anything else on the listing sheet. A number of homes here have been fully renovated — new roof, new siding, updated electrical, new kitchen and baths, luxury vinyl plank throughout, and on the well-and-septic homes, replaced septic systems and water treatment. Others are original and priced for it. What you are buying in Centurian Woods is a specific house with a specific maintenance history, not a development standard, so read each one on its own terms.

On schools: Berlin Township runs its own district for the younger grades — John F. Kennedy Elementary through third and Dwight D. Eisenhower Middle School through eighth — and high school students attend Overbrook High School, operated by the Pine Hill School District under a long-standing sending relationship. Berlin Township does not feed Eastern Regional; Berlin Borough and Voorhees do, and the names being nearly identical is why buyers get this backwards constantly. Route 73 and the Atlantic City Expressway are both close, putting Philadelphia and the shore points within a manageable drive. To compare across the area, Berlin Estates is the larger mid-century neighborhood off Jackson Road, Pinecrest is the other named pocket out here, and the West Berlin homes page carries everything on the market at once.
