Living in Pinecrest

Pinecrest sits just west of Route 73 in West Berlin, Berlin Township, and the first thing that separates it from everything else out here is the street plan. This is a true grid — Cleveland, Thurman, Harrison, Morton, Franklin, Blaine, Minck and Fiske running one way, Grove, Potter, Mount Vernon, Veterans and the numbered avenues crossing them. Straight streets, square corners, real blocks. Almost nothing else in Berlin Township is laid out this way; the surrounding neighborhoods are all loops and cul-de-sacs from the 1970s and later. If you grew up somewhere with an address you could find without GPS, this will feel familiar.

The location is the other thing, and it is better than it sounds on paper. Pinecrest backs directly onto the Route 73 retail corridor — the ShopRite and the Home Depot are immediately behind the neighborhood. Not a ten-minute drive. Behind it. That is a genuinely different daily life from a development where every errand is a car trip and a left turn onto a highway. Groceries, hardware, everyday shopping and dining are all within reach, and you still come home to a residential street rather than a parking lot.

What is unusual about Pinecrest as a market is how wide the range runs inside one neighborhood. Homes here go from just over eleven hundred square feet up to twenty-five hundred, three and four bedrooms, on lots from about a fifth of an acre to better than a third. That means a first-time buyer and a move-up buyer can both find what they need on the same streets — and it means comparable sales here need reading carefully, because two houses a block apart can be very different properties. Do not price a house off the neighborhood average. There isn't really one.

The stock is established single-family, detached, sitting on generous lots with mature landscaping that has had decades to fill in. Attached garages with driveways, front entry, additional storage. Fireplaces are common. Central air with natural gas forced-air heat, natural gas hot water, and public water and public sewer throughout — no wells and no septic to think about here, which is worth noting because that is not true everywhere in this township.

Condition is where the homework goes. A number of these have been carefully maintained by long-tenured owners with updated electrical service, newer HVAC, newer water heaters and gutter guards, and original hardwood still sitting under the carpet in the bedrooms and living areas. Others are ready for a renovation and priced accordingly. Both are legitimate buys and they are not the same purchase — ask what has been replaced and when, and on the older homes ask specifically about the electrical service capacity, because a hundred-amp panel is common in this vintage and it constrains what you can add later.

On schools, know the arrangement: Berlin Township runs its own district for the younger grades, and high school students attend Overbrook High School under a sending relationship with the Pine Hill School District. Berlin Township does not feed Eastern Regional — that is Berlin Borough and Voorhees, which are separate municipalities with nearly the same name. To compare across the area, Berlin Estates is the mid-century ranch neighborhood off Jackson Road, Centurian Woods is the wooded late-1970s pocket toward Cooper Road, and the West Berlin homes page carries everything on the market at once.
