Living in Whitehall Gardens

Whitehall Gardens is an active adult 55+ community off Whitehall Road in Williamstown, about a mile and a half from the Black Horse Pike, built by Paparone. Homes have closed here every year since 2020 and the community is still selling — there is a 2026 build on the market as of this writing. Four streets carry it: in off Whitehall Road onto Dorchester Drive, left onto Castleton Drive, right onto Providence Court, with Yarmouth Lane off to the side. Castleton is the spine — most of what trades here has a Castleton address.

The tax abatement here is the detail nobody explains properly, and it is not a blanket community benefit. Listings state which year of the abatement the individual house is in — one on the market right now is in its fourth year. The clock started when that house was built, not when a buyer signs, so a resale carries whatever years remain rather than a fresh term, and the tax line eventually steps up to the full assessment. That makes the math here genuinely different house to house, and different again from the rest of Williamstown's new construction. Ask by address, not by community.

The houses span a wider range than any other age-restricted community in town. The small end is a twin under 900 square feet; the large end is a colonial pushing 2,900. In between it is predominantly detached ranch homes — three bedrooms, two baths, typically 1,600 to 2,000 square feet. Everything sits on slab; there are no basements in this community. The ranchers give you true main-floor living, and even the two-story plans keep the daily rooms downstairs with the extra bedroom and a loft above. Lots run about a sixth of an acre.

The clubhouse is the part the listings get genuinely excited about, and it sits across the street from much of the community. Inside there is a library, a billiards room, a fitness studio and multi-purpose gathering rooms. Outside there are tennis and pickleball courts, bocce, horseshoe pits, a putting green, a fire pit, walking trails and a pond. That is a deeper amenity list than the size of the community would lead you to expect, and it is the reason residents here tend to describe the place by what they do rather than by what they bought.

The association fee is monthly and covers lawn maintenance, snow removal, common area maintenance and the recreation facility. There is also a one-time capital contribution due at closing, a separate line from the monthly dues and the item most often missed when someone is comparing two communities side by side. Williamstown gives that comparison more to work with than most of Gloucester County.

The Greens is the other recently built age-restricted community in the township, on Prestwick Lane, Queensferry Drive and Panmure Way. The product is attached — two-bedroom carriage homes on deeded lots — so it trades lower and asks less of an owner than a detached house does. If the yard is the part you are trying to get away from, that is the comparison to make.

Stirling Glen holds the largest detached houses in Williamstown's 55+ market, on Castlebay Drive, Kippen Drive and Montrose. Built out between 2019 and 2021, fee simple, with square footage running well past what most age-restricted communities offer. It is the option for buyers downsizing in lifestyle but not in floor plan.

Holiday City is by a wide margin the biggest and busiest of the group — several hundred homes, and more sales in a year than everything else in town combined. The houses are older and smaller, mostly two-bedroom one-level ranchers, and the streets are named for Caribbean islands. If inventory and choice matter most, that is where the choice is.

Summerfields West and Sunny Estates work on a different model altogether: manufactured homes on leased land. You own the house and rent the lot, which changes how the purchase is financed and adds community approval to the process. Both show no tax record in the MLS, which is the tell — no real-property parcel underneath. Worth understanding before comparing a number there to a number here, because they are not the same kind of number.

Whitehall Road puts you a couple of minutes from Route 322 and a mile and a half from the Black Horse Pike, with the Williamstown shopping corridor, Hammonton's walkable downtown and a straight run to both Philadelphia and the shore.
