Avandale West went up in the late 1980s in the Sicklerville section of Winslow Township, on Nashua Drive, Scenic View Drive, Stafford Place, Bedford Court, Canterbury Place and Berwick Lane. It is a compact, consistent neighborhood, and what it offers is easy to state: detached colonials, three and four bedrooms, two and a half baths, with an attached garage on essentially every house.

The name causes trouble, so here is the plain version. Avandale West sits directly beside Avandale, and the two are not the same product. Avandale is largely attached — twins and row homes, with a few detached mixed in. Avandale West is detached throughout, and it prices above its neighbor accordingly. Buyers searching one name routinely end up looking at the other and wondering why the homes do not match the description. If you want a garage, a colonial and your own four walls, this is the one you meant.

It is a small neighborhood, which means inventory is genuinely limited — a handful of sales in a typical year rather than a steady stream. That cuts both ways: less to choose from, but the homes that do come up tend to move, and there is a real record of recent sales on these streets to price against.
