Buying New Construction in Winslow Township
Winslow Township still has land, and that is why new construction keeps happening here while the built-out towns closer to Philadelphia have run out of room. Three communities are doing the bulk of it right now, and they are not the same buy. Sandy Ridge is D.R. Horton's townhome community — 210 three-story homes that sit inside the Wiltons Corner association, so buyers inherit a clubhouse, pool and courts that are already built rather than waiting years for amenities to arrive. Villages at Hays Mill Creek is K. Hovnanian's, and it's the unusual one: single-family homes and three-story townhomes on the same ground off Route 73 at Tansboro, so you can compare a yard against a lower entry point without leaving the community.
Ravello is the newest of the three and the smallest — 48 Bruce Paparone townhomes on a single cul-de-sac off Route 73, in the wooded Cedarbrook end of the township. It trades shared amenities for two things the other two don't offer: homesites that back to open space instead of to each other, and a two-car garage on the end units, which almost no South Jersey townhome has at this size. Paparone also runs its design appointments on site, so finishes get chosen rather than assigned. Anyone shopping attached new construction in Winslow should walk all three before signing anything.
One thing worth knowing before you walk into a model home — the on-site agent works for the builder, not for you. Bringing your own representation costs you nothing and changes what you can negotiate: lot premiums, options and upgrades, closing-cost credits, and the timing of your deposits. That leverage matters more on a new build than a resale, because so much of the price is made of choices rather than comparables.
If you're weighing a new build against a resale, it's worth pulling what's actually closed in Winslow lately, since builder pricing and resale pricing move on different clocks — and comparing it against the township's established townhome and condo inventory, where the same money buys a different thing entirely. Ask about tax programs before you run your numbers, too; abatements and PILOT arrangements show up on some of this inventory and change the monthly payment more than most upgrade packages do.
