Ravello is Bruce Paparone's newest new construction community in Winslow Township — 48 townhomes on Ravello Court, a private cul-de-sac off Route 73. Homes line both sides of the court and the sites back to open space instead of to each other, so the rear yards look out at trees rather than into somebody's kitchen window. Fencing is permitted back there, and the association handles the mowing.
Three floorplans are offered. The Lux takes the end of each building and carries a two-car garage, which almost no South Jersey townhome does at this size; the Parc and the Haven are the interior units with one-car garages. All three run roughly 1,910 to 2,129 square feet with three or more bedrooms, two and a half or more baths, and an expansive primary suite. Paparone runs its design appointments on site, so the finishes are chosen rather than assigned, and the options go past cabinets and countertops — a deck off the kitchen, the ground-floor flex space turned into a bedroom, an extra bath on any level. The earlier a buyer gets in, the more of that is still open. There is no sales office or model on the property yet, which is worth knowing before anyone drives out expecting one.
Mail here goes out as Berlin 08009, but the ground is Winslow Township in Camden County and the schools are Winslow Township Public Schools — the Berlin post office covers a piece of Winslow that has nothing to do with Berlin Borough or Berlin Township. This is the Cedarbrook end of the township, quiet and wooded, with Wharton State Forest and the Winslow Fish and Wildlife Management Area minutes out the back door. The established neighborhoods around it are the ones buyers already know: Legacy Acres right up the road, White Cedars and Heathermere nearby, and Westbury Hunt and Sherry Lyn Woods a few minutes out. Ravello is the first new attached product to land in the middle of them in a long time.
Anyone shopping new construction in Winslow should walk all three sites before signing anything, because they are not the same buy. Villages at Hays Mill Creek sits up at Route 73 and Tansboro and sells single-family alongside townhomes, so it is the one to see if a yard is still on the table. Sandy Ridge is townhome-only over in the Sicklerville section, inside the Wiltons Corner association, so the clubhouse and pool are there on day one. Ravello trades those shared amenities for a smaller community, open space behind the homes, and the two-car end units. Route 73 runs past the entrance, the Atlantic City Expressway handles the shore, and Haddonfield-Berlin Road carries you west to I-295 and Philadelphia.
