Bayfront Homes in Avalon
The bay side of Avalon is not the discount version of the beach side. It is a distinct market with its own buyers, and on this island the two rarely compete for the same person. Bayfront here means a private dock, back-bay access, and a west-facing outlook over open wetlands toward Cedar Island — which is to say sunsets, every night, over water and marsh grass rather than rooftops. If your weekends revolve around a boat rather than a beach chair, this is the half of Avalon that fits.
Avalon's back bays are also genuinely used rather than just looked at. Kayaking and paddleboarding are part of ordinary life here, the town is exceptionally bike-friendly so getting from the bay to the beach is a short ride rather than a drive, and the island's preservation ethic extends behind it as well as in front — the wetlands and the maritime forest are part of what you are buying into. On a barrier island where every other town has developed its back bay as an afterthought, that matters more than it sounds.
The question that decides one of these purchases is the dock and the water in front of it, and it varies property to property rather than street to street. Depth at low tide matters enormously depending on what you intend to keep there — a slip that handles a center console comfortably will not necessarily handle something with real draft. How far you sit from open water affects your run time on every single trip. And bulkhead condition, plus whether it is yours or an association's to maintain, is a serious expense whenever it comes due. Ask about draft, tide, dock condition and bulkhead responsibility before you ask about the kitchen. On this side of Avalon that is the order that protects you.
Commodore Bay Club at 1100 Ocean Drive is the bayfront address to know if you would rather not maintain a house and a dock yourself. The buildings are small and private — some structures have an elevator serving only four units — with floor plans laid out to maximize water frontage, a large bayside heated gunite pool and a separate spa. The outlook is west over the wetlands toward Cedar Island. What makes it work for boaters is the adjacent Commodore Bay Marina: immediate deep-water access, with owners often able to secure slips on favorable terms. For a lot of buyers that combination is more practical than owning the bulkhead outright.
Elevation and flood insurance drive the real carrying cost more than the purchase price does, and they vary house to house rather than block to block. Two properties on the same stretch of water can carry very different premiums depending on the elevation certificate, the foundation type and whether the structure has been raised. Ask for that certificate early on anything you are serious about — on a barrier island it is the most consequential piece of paper in the file, and the one buyers most often forget to request.
Worth flagging while you search, because the results will confuse you otherwise. Several communities carry the Avalon name and sit nowhere near this island — The Links at Avalon and Avalon Woods are both in Middle Township, on the mainland side of the bay. They are good communities, but they come with mainland taxes, a mainland school district and a drive to the beach. If what you want is a dock on Avalon's back bay, the name alone will not get you there.
What holds the value up on both sides of this island is the town. Avalon occupies the northern portion of Seven Mile Island, sharing it with Stone Harbor to the south, with Townsends Inlet separating it from Sea Isle City. The island juts a full mile farther out to sea than its neighbors — hence "Cooler by a Mile," which is a real microclimate rather than a slogan. The downtown along Dune Drive is low-key and upscale rather than a boardwalk strip, and the whole town leans toward space, dunes and quiet rather than bustle.
If the ocean is what you are really after, Avalon's beachfront is the thinner and pricier half of the waterfront, sitting behind an extensive protected dune line. The wider Avalon condo market includes beach-block options like Oceanview and Seascape, and anything newly built or recently raised shows up under new construction. Because bayfront pricing turns on things that photograph badly — slip depth, bulkhead condition, elevation, distance to open water — the recent Avalon closings are the honest record of what these are worth, and the market report shows which way things are moving. Come with a question about a specific dock or a specific bulkhead. Back here, that is the conversation that matters.
