Living in Lakeworth
Lakeworth is a small detached enclave in Berlin Borough, built in the mid-1990s off Clementon Road, on Lakeworth Drive and Overlook Court. Two streets, both ending in cul-de-sacs, and that is the entire community — a couple dozen houses, no more. Most people in this borough could not tell you where it is, and that is largely the point.
What defines the place is what surrounds it. Lakeworth is carved into the woods, with undeveloped forest wrapping the community along its western and northern edges. Look at it from above and the tree line is the boundary — not a buffer strip, not a landscaped berm, but actual unbuilt ground running back from the last row of lots. Combined with two dead-end streets, the practical effect is that no traffic passes through here on the way to anywhere else, and a good number of these homes have nothing behind them at all.
The houses are newer and larger than much of what the borough offers. Lots run about a third of an acre — 80 by 191 feet is typical — carrying two-story colonials of roughly 2,300 square feet with three bedrooms, two and a half baths, full basements and two-car attached garages. Driveways here park four more, which is a small thing until you have teenagers or host holidays. That combination of a third of an acre, a real basement and a two-car garage on a nineties build is not easy to find in Berlin Borough, where the newer communities went up on far tighter lots.
Inside, these homes tend to show the era's better instincts: two-story foyers, cathedral ceilings, formal dining separated from an open family room with a gas fireplace, kitchens with islands and breakfast bars, second-floor laundry, and a primary suite with a sitting area and an en-suite bath with a soaking tub and separate shower. Patios and fenced yards back to the trees. Because the community is small and was built in one push, the variation between listings comes down to what owners have updated rather than to plan or vintage.
Schools are Berlin Borough Public Schools — one community school from pre-kindergarten through eighth grade — then Eastern Regional High School in Voorhees, shared with Voorhees and Gibbsboro. Clementon Road, the White Horse Pike and Route 73 put shopping and the highways close, with the Atlantic City Expressway a short run and the shore a straightforward drive. Because a community this size produces a listing only occasionally, a buyer who wants Lakeworth specifically should be watching rather than browsing. Also worth seeing: Centennial Square for larger lots, Berlin Woods, and Carriage Stop. The recently sold homes across the borough are the clearest read on where this neighborhood sits.
