Living in Oxen Hill

Oxen Hill is an attached-home community in Blackwood, part of Gloucester Township, built in 1967 off the Black Horse Pike along West Collins Court, South Collins Court, Bittersweet Drive and Boxwood Drive. That date matters more than it looks. Nearly every other attached community in this section went up in the mid-1980s or later — Oxen Hill predates them by close to twenty years, which puts it among the earliest attached housing built anywhere in the township, and it shows in how it was put together.

The single most important thing to understand here is the ownership. These are attached homes with no homeowners association and no monthly fee, sitting on their own deeded lots — roughly twenty feet wide and a hundred and thirty deep. You own the ground under the house and the yard behind it. For a buyer who wants the price and the low exterior maintenance of an attached home but does not want a monthly obligation or a board deciding what happens to the outside of the building, that combination is genuinely hard to find. It also means the fenced backyards here are real private yards rather than common area with a fence around it.

The homes themselves are brick, three-bedroom, and built over three levels rather than two. You enter to a foyer with stairs up to the main living floor — kitchen, dining room and living room — with three bedrooms and two full baths above that, and a lower level carrying a family room or den, laundry and access to the attached garage. That lower floor is finished living space, not a basement, and it is why homes here run to better than two thousand square feet on a footprint that looks much smaller from the street. Both split-level and A-frame elevations trade in this community. Compared against a two-story townhome of the same width, you are getting an entire additional floor.

The back edge is the other thing worth walking. The eastern side of the community opens onto the golf course, with fairway and open ground rather than another roofline behind those units — a meaningful difference in a section of Blackwood that is otherwise built out. Position within the community matters here more than it does in a uniform development, so it is worth being specific about which court and which side of it you are looking at.

Because these homes are approaching sixty years old and have been held for long stretches, condition is the whole variable. Heating and air, kitchens, baths and flooring have been replaced on entirely separate schedules, and some homes here come to market as estate sales priced honestly as-is while others have been carefully kept up. Both are opportunities and they are different ones. What has actually been done to a given house, and when, tells you far more than the square footage does.

Valleybrook is the largest attached community in Blackwood, and Hidden Mill Estates is the one still building new. Schools follow the standard Gloucester Township path — the township district through the middle years, then Black Horse Pike Regional for high school. On location, the Black Horse Pike is right there and Route 42 is a minute past it, which is the short way to Philadelphia and the quick turn toward the shore points. The recently sold homes across Gloucester Township are the clearest read on where these are actually landing.
