Brigantine Beach Club occupies the oceanfront at 4500 W Brigantine Avenue, built in 1987 and one of the largest condominium communities on the island. It is an elevator building with direct beach access — not a walk to the beach, not a street to cross, but out the door and onto the sand. Two-bedroom, two-bath homes are the backbone of the property, spread across floors from ground level up, and the exposure varies enough that ocean front and beach block both appear in the records here. Ask which a specific unit is before you ask anything else, because it is the difference between a full ocean view and a peek-a-boo one.
The amenity set is why people stay. There are two swimming pools — a family pool with a sundeck and a separate adult pool, which is a distinction most buildings on this coast do not bother to make and which matters a great deal in August. Parking is ample though there are no garages. The community is pet friendly. Management is professional and on the property. Many homes have a private deck or balcony off the primary bedroom, and interiors range from original to fully renovated with quartz counters, new cabinetry and updated flooring. That variation is the thing to shop, and it moves price more here than floor level does.
Now the fact that decides purchases in this building, and the one thing every buyer needs to understand before comparing two units. Brigantine Beach Club has a special assessment in place, billed monthly on top of the condo fee, running for a long term — roughly until 2035 — to pay for exterior work that has already been completed. New exterior, new sliding doors and windows, new decks, roof and parking lot. The building has genuinely been overhauled, and that is a good thing to buy into rather than a problem to inherit. But the assessment rides with the unit, and the amount is not identical across the property. Two listings in the same building at the same price can carry meaningfully different monthly obligations. Ask for the current assessment figure and the remaining term on the specific unit, in writing, before you write an offer. It is the single most consequential number in this community and it does not appear in the price.
What that work bought is a building in far better condition than its age suggests, which is worth weighing against a similar-vintage property where the same work is still ahead of the association. Deferred maintenance eventually gets paid for either way. Here you can see what it bought.
The location works year-round. You are steps from the sand with the ocean out the front, minutes from the community center, the shopping and the restaurants, and up the street from Shark Park playground, the tennis and pickleball courts and the mini golf.
