Living in Brigantine Island Beach
The Brigantine Island Beach Resort sits on the oceanfront at 4540 W Brigantine Avenue, built in 1985 near the north end of the developed island where the beach opens up and the crowds thin out. Homes here are two-bedroom, two-bath condominiums running roughly 945 to 1,250 square feet, with private balconies facing the ocean and the dune line. It is a secured building — key-entry access, elevators, assigned covered parking and a private storage locker with each home — which is a different proposition from the walk-up buildings elsewhere on the island.
The amenities are straightforward and well kept: a large in-ground heated pool, recently renovated outdoor showers, and maintained grounds. Pets are permitted with restrictions, so ask about the specifics if you are bringing one. Interiors vary as widely as anywhere on this coast — some homes are close to original and others have been rebuilt to a high standard, with quartzite counters, radiant heated floors in the baths, tankless hot water, new HVAC and electric fireplaces. Layouts differ too: some units carry a den or TV room in addition to the two bedrooms, which is unusual in this square footage and worth looking for.
Here is the thing that actually separates this building from its neighbors, and it is not visible in a listing photo. The association is fully compliant with state inspection requirements, including the Bureau of Housing Inspections and New Jersey's structural code inspection law. Comprehensive structural evaluations of the primary load-bearing systems have been completed, and the association maintains a funded capital reserve study. In plain terms: the building has been examined by the people whose job it is to examine buildings, and there is money set aside for what comes next.
That is worth more than it sounds. Elsewhere on this island there are oceanfront associations carrying long-running special assessments to pay for exterior work already completed — decks, windows, roofs — because the money was not there when the work became necessary. Deferred maintenance gets paid for one way or the other. A reserve that is actually funded is the version where you know the number in advance instead of inheriting it. Ask any building you shop on this island for its reserve study and its inspection status; the answers will sort the market for you faster than the photos will.
The location is quieter than the middle of the island. You are on the sand with the ocean out the front and the dune protected in front of it, a short drive from the shopping and the restaurants, and close to the north end where the state natural area keeps the top of the island wild.
