Living in the Islander
The Islander sits at the south end of Brigantine, a block in from the beach off Brigantine Avenue near 44th Street South, with public beach access at the end of the block and the protected dune field beyond it. Homes are two-bedroom, two-bath layouts arranged around a community pool with an outside shower, and the community carries outside storage bins — which on a barrier island, where somebody always has more beach gear than closet space, is not a small thing. Pickleball and tennis courts and the mini golf sit one block away.
Lead with the financing, because it is the most useful fact on this page and almost nobody checks it until it is too late. The Islander shows conventional, FHA and VA financing as available. That matters more here than it would inland: condominium associations have to be approved for FHA and VA lending, approvals lapse, and plenty of buildings on this island carry conventional financing only. If you are using an FHA or VA loan, that single fact can take most of the Brigantine condo market off your list and leave this community on it. Confirm current approval status with your lender before you write — approvals move — but this is the building where the answer starts in the right place.
Second, the rental rule, which is the question that separates two buildings that look identical from the street. The Islander allows weekly rentals. That is the traditional shore arrangement and it is what most owners here actually use — you take the weeks you want and rent the rest of the season. Elsewhere on this island you will find buildings running a one-month minimum, buildings restricted to yearly and winter tenants only, and buildings where short-term is simply not permitted. Between the financing and the weekly rentals, this is one of the more workable buildings in Brigantine for someone who wants the place to carry part of its own cost.
Inside, the homes are better than the vintage suggests. Cathedral ceilings give the living space real height rather than the flat eight-foot lid you expect in a building this age, and homes have two private patios rather than one, so you get a morning side and an evening side. Updated homes here run white cabinetry, quartz counters and stainless appliances, and in-unit washers and dryers appear regularly rather than as an exception. A number of homes trade fully furnished and turnkey, which is worth knowing if you are buying this as a second home — it changes what you need to spend after closing, and it changes how fast you can put it into service.
The practical details: parking is one exterior space per home and there are no garages anywhere in the community, which is standard for this end of the island. Pets are allowed. The association fee covers management and the shared amenities. Ask what is due at settlement beyond price and normal closing costs — buildings in Brigantine handle that differently and some collect association fees in advance at closing, which is real money that appears nowhere in a listing. Condition and finish level vary meaningfully across the community, so on consistent floor plans like these, what has been done inside is what you are actually shopping.
You are at the quiet end of the island here, close to the public beach access and an easy drive to the shopping and restaurants, with Atlantic City a short trip over the bridge.
