Cedar Sands sits at 330 42nd Street South in Brigantine, and the directions in the listings tell you everything: Brigantine Avenue to 42nd Street, and Cedar Sands is on the beach. Not the beach block — the beach. You step out of the building and onto the sand, rinse off at the outside showers on the way back, and the community pool is there when the ocean is too cold. The building runs three to five stories with one level per home.
The homes are small and that is the point. One-bedroom, one-bath layouts are the norm here, some of them well under 600 square feet, which puts Cedar Sands at one of the lowest entry points for genuinely oceanfront property anywhere on this coast. What you are buying is the location and the access, not the square footage. Several units have been updated — newer kitchens with shaker cabinets, granite counters, tile backsplashes, washer and dryer hookups — and interiors vary enough that condition is the thing to shop.
Now the rule that decides purchases here, and it is the most useful number on this page: Cedar Sands runs a seven-day rental minimum. That is a genuine weekly market. Elsewhere on this island you will find buildings with a one-month minimum, buildings restricted to yearly and winter tenants only, and a handful with no short-term restriction at all. Cedar Sands sits squarely in the middle — you can rent it by the week in season, which is the traditional shore arrangement and the one most owners here actually use. If you want to run it as a personal getaway that pays for part of itself, this structure is built for exactly that.
Pets are allowed, which is worth noting because several oceanfront associations on this island do not permit them at all. Parking is one exterior space per home and there are no garages. Cooling is by wall units rather than central air in most homes, which is typical for the vintage. The association fee covers insurance, maintenance, management, trash, water and the pool.
One item belongs in your math up front. There is a special assessment running here that began in 2022 and continues into the early 2030s, billed three times a year, funding a new fire suppression system for the building. That is a purpose worth understanding rather than flinching at — it is life-safety infrastructure in an older oceanfront building, and it is being paid for on a schedule rather than deferred. Ask how many billing periods remain and what the current amount is on the specific unit before you write an offer. One record also indicates conventional financing, so confirm early with your lender what is available in this association.
The location is the south end of the island, close to the public beach access and an easy drive to the shopping and restaurants, with Atlantic City minutes over the bridge.
