Living in Coquille Beach
Coquille Beach sits off Seaside Road at the south end of Brigantine, on its own drive that loops back on itself off Harbor Beach Boulevard. The community went up in 1982 and it is laid out as rows of attached homes rather than a single building — several clusters arranged around a large in-ground pool at the center of the property, with parking and landscaped grounds between them. Which row you are in decides your walk to the pool, your walk to the beach path, and which direction your deck faces.
Here is what makes this community different from everything else on the island, and it is the reason to look at it: these are not stacked flats. Homes at Coquille Beach are two-level townhouses with their own front door, their own stairs, and an attached one-car garage with an opener — plus an exterior pad, so two cars park without a fight. Inside there is a full-size washer and dryer rather than a stacked closet unit, and the main suite carries a walk-in closet with attic access above it. On a barrier island, where storage is the thing everyone runs out of first, that combination is genuinely hard to find. If you have spent time in one-level oceanfront buildings and felt boxed in, this is the format that fixes it.
The homes run two bedrooms and two full baths at roughly eleven hundred square feet across the two floors, with a living area anchored by a wood-burning stone fireplace and sliding glass doors out to a deck. The main suite has its own private deck, and because the community faces north across the inlet, that deck looks straight at the Atlantic City skyline — which is an ordinary view by day and a genuinely good one after dark. Second bedrooms are full-size rather than token. Heat is electric forced air, and the community is on public water and public sewer rather than anything shared or private.
Coquille Beach is a beach-block community rather than an oceanfront one, and the distinction matters in your favor here. The protected dune field runs between the property and the sand, so you walk out through it to the beach rather than opening a door onto it — a short walk, and in exchange you sit back from the wind, the salt spray and the summer foot traffic that oceanfront buildings absorb directly. If you want to be literally on the sand instead, Cedar Sands is the other end of that trade, and The Cloisters sits just up Harbor Beach Boulevard with a larger footprint and a higher price band.
Interiors here vary widely, which is what happens in a community that has been trading since the early eighties. Some homes have been taken down to the studs with center-island kitchens, granite, stainless appliances and updated baths; others are close to original. Condition is what you are shopping, not square footage — the floor plans are consistent, so the spread in value across the community comes almost entirely from what has been done inside. The community is pet friendly, which is worth knowing because several of the oceanfront associations on this island are not.
One item to settle before you get attached to a unit: confirm the rental rule with the association. Brigantine buildings answer that question in completely different ways — some run a one-month minimum, some are restricted to yearly and winter tenants only, some allow a true weekly market, and a few carry no short-term restriction at all. It is the single biggest variable between two buildings that otherwise look alike from the street, and it decides whether a home here can carry part of its own cost.
